The Real Estate & Construction Manager is the go-to expert for everything from ground-up builds and store upgrades to office revamps and unexpected projects. What You’ll Do
- Juggle multiple fuel station and convenience store builds like a pro. Ground-up projects, remodels, you name it, simultaneously.
- Run the show for major construction projects- from securing permits to development, managing construction, and handing it off to operations.
- Own the whole process from the first shovel in the dirt to the final walk-through. You’re the boss from start to finish.
- Lead the RFP process, interview candidates, and pick out the best team members (architects, engineers, designers), plus handle contractor bidding and break down hard bids.
- Keep those budgets tight and make the profits happy. No “surprise” costs on your watch.
- Handle the procurement of furniture, fixtures, equipment, and third-party services, and pitch in with contract negotiations and change orders.
- Pin down what needs doing and when, then channel your inner dealmaker to get subs and vendors on board without blowing the budget.
- Make sure the right people, tools, and materials are in the right place at the right time—without blowing the budget (or losing your sanity).
- Create and manage schedules like a time wizard.
- Handle all that RFI and submittal process stuff with the project crew. Translation: keep the info flowing and the headaches low.
- Play referee when the project changes mid-game- negotiate the updates with clients and subs, then keep track so nothing falls through the cracks.
- Keep everyone in the loop, from your team to higher-ups, by preparing detailed progress reports- so there are no “wait, what happened?” moments.
- Stick to the company game plan- policies, processes, procedures.
- Visit job sites often to make sure things are moving, looking good, and not held together with chewing gum and duct tape.
- Read through the daily play-by-play from the superintendent, review the weekly photo evidence that stuff’s getting done, and confirm safety docs are in order.
- Approve those subcontractor and vendor invoices like the responsible adult you are.
- Handle the grand finale: punch list, final pics, closeout docs, and the official handoff to the operations.
- Set and track the gold standard for construction and maintenance best practices, ensuring contractors stick to plans, specs, and quality.
- Work closely with engineers, architects, and other big brains to make sure what’s on paper actually works in real life.
- Stay ahead of the curve on tech, building codes, safety practices, and industry trends.
- And yeah… whatever else comes up. You’ve got it.
What You’ll Need
- Can manage projects like a boss- literally. Leadership skills so strong, even the coffee listens.
- Solution based thinking- we get five minutes to complain, then we kick tail!
- You can handle writing an email, chatting with coworkers and outside representatives, or making phone calls with style (and mostly no awkwardness).
- Effective time management and attention to detail in a deadline driven environment- there are a lot of moving pieces and skunks headed in every direction!
- Strong interpersonal skills, Able to work effectively with all levels in the organization.
- Dependable, reliable, flexible, quick – you’re like a Swiss army knife but with patience and a smile, always ready to adapt and roll with the punches.
- Maintain confidentiality better than Grandma guards her cookie recipe from the neighbors.
Requirements
- Have a degree in Engineering, Project Management, or equivalent work experience- whatever it is that makes blueprints make sense.
- Has survived (and thrived in) the chaos of construction management for 3–5 years.
- Knows the ins and outs of construction like the back of their (calloused) hand. Making projects go from idea to reality- without skipping the important stuff like permits, codes, blueprints, etc.
- Must consent to and pass a background check, because how else are we supposed to know if you’re actually just three skunks in a trench coat??
- Work includes frequent walking, standing, and exposure to potential hazards such as traffic, heavy equipment, hazardous materials, and adverse weather.
- A valid driver’s license, proof of insurance, and a passion for sightseeing- because there will be frequent travel between project sites.
- Must be comfortable working in an office environment surrounded by furry friends (that’s right, we’re dog friendly!).
