Project Manager - New Development

This role sits at the center of how Stellar grows. You'll be our owner's representative on the ground, carrying new communities from handoff through construction to the day our operations team opens the doors. The buildings you deliver become someone's home, and we take that seriously.

Your Role

As Project Manager - New Development, you'll own the build and delivery of Stellar's ground-up projects:

• Serve as Stellar's primary day-to-day owner's representative from project handoff through certificate of occupancy and final close-out
• Manage a portfolio of roughly two to four active ground-up construction projects at a time
• Lead weekly Owner-Architect-Contractor (OAC) meetings, driving decisions, action items, and open issues to resolution
• Build and actively manage project schedules, identifying delays early and holding contractors accountable to contractual milestones
• Track budgets, commitments, contingencies, and forecast-at-completion, keeping budget-to-actual reporting current
• Prepare monthly draws and review contractor pay applications and supporting documentation before approval
• Manage change orders within Stellar's approval thresholds and monitor cumulative exposure against the Guaranteed Maximum Price
• Oversee construction quality, coordinate inspections, and manage punch list, substantial completion, and certificate of occupancy
• Coordinate turnover to Operations, including warranties, as-builts, closeout documentation, and systems training
• Escalate material schedule, budget, and quality risks to leadership in time to act on them
  
  
  

Qualifications

• Significant experience in construction project management, owner's representation, or ground-up commercial or multifamily delivery, including projects carried from notice-to-proceed through certificate of occupancy and turnover
• Strong command of construction schedules, budgeting, cost control, and contracting, including change orders, pay applications, and draws
• Ability to read and interpret construction documents, plans, and specifications, and assess progress and quality against them
• Proven ability to lead OAC meetings and hold general contractors, architects, and consultants accountable for scope, schedule, cost, and quality
• Highly organized and detail-oriented, with the ability to manage multiple active projects and competing priorities
• Preferred: bachelor's degree in construction management, engineering, architecture, real estate development, business, or a related field Preferred: senior living, healthcare, or hospitality project experience; familiarity with lender draw processes; working knowledge of Procore, MS Project, or similar; PMP, CCM, or equivalent credential
