Real Estate Portfolio Manager

The Portfolio Manager I is a junior-level position responsible for supporting the active management of a designated segment of the State Board of Administration’s (SBA) internally managed Real Estate Principal Investments Portfolio. This portfolio includes a broad range of direct-owned commercial, multifamily, specialty (agriculture, student housing, senior housing), and development assets located across the United States.

Operating under the direction and guidance of the Director of Asset Management and other senior portfolio managers, the Portfolio Manager I works collaboratively with investment advisors and third-party partners to optimize asset performance, ensure operational excellence, and support the strategic objectives of the SBA. The role requires developing investment judgment, analytical capability, and the ability to support the tactical execution of strategies within established policies, procedures, and agreements. The position reports to the Director of Asset Management. This position is located in Tallahassee, FL and requires onsite, in-office work.

Four years of related real estate experience. A postsecondary degree may be used as an alternative for years of direct experience.

Preferences:

• A bachelor's degree from an accredited college or university in real estate, finance, mathematics, accounting, economics, business, or a related field, plus relevant real estate experience. An equivalent combination of education and experience may also be considered
• Certified Public Accountant (CPA) or another recognized professional designation related to the position

Knowledge, Skills, and Abilities:

• Strong knowledge of commercial real estate, including market dynamics, value drivers, capitalization rates, market rents, appraised values, and space-market fundamentals
• Working knowledge of financial terms, including the ability to read, interpret, and analyze real estate financial statements and market data
• Strong analytical and quantitative skills
• Intermediate to advanced proficiency with Microsoft 365 applications, including Excel, Word, PowerPoint, and Outlook
• Ability to communicate assertively and resolve issues effectively
• Exceptional written and verbal communication skills, including the ability to articulate recommendations in a concise and timely manner
• Ability to comprehend, analyze, and interpret complex documents
• Ability to solve problems involving several options in complex situations
• Ability to effectively interact with business and corporate leaders
• Ability to multitask and efficiently manage changing priorities and responsibilities
• Ability to organize and summarize complex financial and legal information in writing
