Under the direction of the Housing Operations Director and the Maintenance Supervisor, the Lead Pest Control Exterminator is responsible for planning, coordinating, and performing pest management activities throughout SMHA-owned and managed properties. The position oversees pest control operations, provides technical guidance to one additional pest control staff member, ensures compliance with applicable federal, state, and local regulations, and supports the Authority's Integrated Pest Management (IPM) program. The Lead Pest Control Exterminator works to eliminate, prevent, and control infestations of insects, rodents, bed bugs, and other nuisance pests while maintaining safe and habitable housing conditions for residents.

Pest Management Operations
This position requires frequent standing, walking, bending, kneeling, stooping, crouching, climbing, reaching, and repetitive hand movements. The employee must be able to lift, carry, push, and pull up to 50 pounds and occasionally greater weights with assistance.
The position may require accessing confined spaces, crawl spaces, attics, basements, rooftops, and other difficult-to-access locations for inspection and treatment purposes.
Normal visual acuity, hearing, and manual dexterity are required.
Working Conditions
Work is performed both indoors and outdoors in residential, commercial, and maintenance environments. The employee is regularly exposed to pesticides, chemicals, dust, dirt, insects, rodents, biohazards, fumes, odors, and varying weather conditions.
The position may involve exposure to unsanitary or hazardous conditions and requires the use of personal protective equipment (PPE) in accordance with agency policy and applicable regulations.

Pest Management Operations
- Conduct inspections of residential units, common areas, administrative buildings, maintenance facilities, and grounds to identify pest activity, infestation sources, and environmental conditions contributing to pest problems.
- Develop and implement pest control strategies and treatment plans utilizing Integrated Pest Management (IPM) principles.
- Perform pest control treatments including pesticide application, baiting, trapping, exclusion methods, monitoring, heat treatments, and other approved control measures.
- Operate and monitor bed bug heat treatment equipment and ensure proper treatment protocols are followed.
- Evaluate treatment effectiveness and modify pest control strategies as necessary to achieve desired results.
- Maintain compliance with all applicable pesticide regulations, manufacturer requirements, and agency policies.
- Provide daytoday direction, training, and technical assistance to Pest Control Technicians and other maintenance staff involved in pest management activities.
- Assist with scheduling inspections, treatments, preventive maintenance activities, and work order assignments.
- Monitor staff performance and work quality and provide recommendations for operational improvements.
- Coordinate pest control activities with property management staff to minimize disruption to residents and agency operations.
- Assist management in developing pest control procedures, standards, and preventive maintenance programs.
- Communicate professionally with residents regarding inspections, treatment procedures, preparation requirements, and followup actions.
- Educate residents and staff regarding pest prevention practices, sanitation standards, housekeeping requirements, and Integrated Pest Management principles.
- Respond to resident complaints, service requests, and inquiries regarding pestrelated issues in a timely and professional manner.
- Maintain accurate records of inspections, treatments, pesticide applications, inventory, work orders, and related activities.
- Ensure compliance with Federal, State, and Local regulatory agencies.
- Maintain pesticide usage logs, safety documentation, certifications, and reports as required.
- Participate in inspections, audits, and regulatory reviews as requested.
- Ensure pest control equipment, tools, vehicles, and supplies are properly maintained, calibrated, and stored.
- Monitor inventory levels of pesticides, treatment materials, PPE, and equipment and recommend replenishment as needed.
- Ensure safe handling, storage, transport, and disposal of pesticides and hazardous materials.
- Serves as the Authority's lead coordinator for the Integrated Pest Management (IPM) Program and ensures compliance with HUD, EPA, state, and local pest management requirements.
- Develops, implements, monitors, and updates pest management procedures, treatment protocols, and preventive maintenance schedules.
- Maintains all required pest control records, pesticide application logs, certifications, inspections, training records, and regulatory documentation.
- Coordinates and responds to inspections, audits, and inquiries from HUD, local health departments, regulatory agencies, and other oversight entities regarding pest control operations.
- Evaluates pest management trends, infestation data, and treatment outcomes and provides recommendations to management for program improvements, budget planning, equipment purchases, and preventive strategies.
- Other duties as assigned.
- High school diploma or GED required.
- Minimum three (3) years of progressively responsible pest control experience required.
- Experience in multifamily housing, public housing, property management, or residential pest management preferred.
- Prior lead, supervisory, or training experience preferred.
- Possession of a valid State of Ohio Commercial Pesticide Applicator License appropriate for assigned duties, or ability to maintain required certifications.
- Valid Ohio driver's license and ability to meet SMHA insurability requirements.
- Thorough knowledge of pest identification, pest biology, treatment methods, pesticide application techniques, and Integrated Pest Management (IPM) principles.
- Knowledge of EPA, OSHA, HUD, state, and local regulations governing pest control operations.
- Ability to read and interpret pesticide labels, Safety Data Sheets (SDS), technical manuals, and regulatory requirements.
- Strong leadership, organizational, and problemsolving skills.
- Ability to prepare reports, maintain records, and utilize computer software and work order systems.
- Ability to establish and maintain effective working relationships with residents, coworkers, contractors, and regulatory agencies.
