Staples is looking for a Lease Analyst to play an important role in helping the business. You will perform lease administration for leased, subleased, and company owned US Retail Portfolio. You are responsible for an estimated 150-200 properties and oversee the proper interpretation and compliance of all leases while assisting senior leadership of the Lease Administration team in department reporting, processing of daily rent payments, and team support and training.

Key Deliverables:
Tactfully negotiate resolution of disputes between landlords and Staples regarding lease defaults and account reconciliations.
Track all legal documents that pertain to our locations in our database. These include, new locations, amendments, terminations, commencement date agreements and option notices.
Oversee and verify changes ranging from abstracting new leases, new lease amendments and landlord changes.
Responsible for proper interpretation and compliance of all lease-related payments including but not limited to base rent, common area maintenance charges, real estate taxes and insurance.
Work closely with CAM Auditors to assist / support / review in resolution of CAM audits for the entire portfolio.
Responsible for reporting and tracking of overall USR CAM savings and audit recovery.
Responsible for reviewing operating expense budgets, adjusting monthly escrows and performing year-end audits in accordance with the leases.
Qualifications
Essential skills and experience:
Bachelor’s degree in Business or Accounting or related field
At least 2 years of relevant, post-undergrad work experience.
Fluent in Excel
Excellent financial acumen & analytical skills; ability to solve complex problems required.
Preferred skills and experience:
Working understanding of Lease Administration and or Accounting Systems
Ability to interpret Lease Language
