GENERAL STATEMENT OF JOB
At Stancil Services, we know that every successful project begins long before work begins onsite. The Estimator 2 – Commercial bridges precision and practicality—transforming complex plans into clear, competitive, and accurate bids that drive both client satisfaction and company success.
This mid-level estimator is responsible for preparing detailed cost analyses, coordinating with multiple departments, and supporting larger, more complex commercial projects while developing the leadership and technical skills needed to progress toward senior level estimating. Working closely with Stancil’s Operations, Project Management, and Finance teams, this role ensures that each estimate supports Stancil’s commitment to quality, efficiency, and reliability.

ESSENTIAL JOB FUNCTIONS
Estimating & Preconstruction
- Review, download, organize, and manage project plans, specifications, and documentation through general contractor portals.
- Evaluate drawings and specifications to accurately define scope of work, material quantities, labor requirements, and project timelines.
- Independently perform detailed takeoffs and pricing for multiple bids simultaneously.
- Generate, refine, and maintain pricing templates, bid sheets, and proposal formats to ensure accuracy, consistency, and efficiency.
- Prepare and submit competitive, detailed bids aligned with customer expectations and company standards.
- Develop clear scope clarifications, inclusions, exclusions, and bid proposals.
- Issue, track, and evaluate subcontractor and vendor solicitations.
- Maintain cost databases and analyze market trends to ensure pricing accuracy and competitiveness.
Collaboration & Review
- Collaborate closely with Operations, Finance, and Purchasing to reduce material and labor inefficiencies.
- Lead internal bid reviews and conduct formal hand-off meetings with Operations to ensure alignment prior to project execution.
- Verify general contractor contracts and related documentation prior to final approval.
- Analyze bid results, feedback, and historical project data to identify opportunities for cost savings and process improvement.
- Participate in departmental meetings and contribute insights to improve forecasting, bid strategy, and operational outcomes.
Process Improvement & Documentation
- Maintain a structured digital filing system for estimates, takeoffs, contracts, and supporting documentation.
- Assist in developing, improving, and maintaining estimating tools, templates, and standard operating procedures (SOPs).
- Support process-improvement initiatives that strengthen the connection between estimating accuracy and field performance.
- Mentor and support Estimator 1 staff as needed, providing guidance and best practice support.
Travel
- Minimal travel, primarily for vendor meetings and pre-bid site walks

Qualifications:
EDUCATION, EXPERIENCE AND TRAINING
- Bachelor’s degree preferred but not required.
- Proficiency with estimating and cost-management software required.
- Proficient in digital takeoff software such as On Center software.
- Proficiency with Microsoft Office Suite or comparable programs required.
- Experience with multi-family, educational, and large-scale commercial projects preferred.
- 3–5 years of commercial estimating experience (paint and/or Drywall preferred)

WORKING ENVIRONMENT AND CONDITIONS
- Primarily an office-based role within a professional workspace or cubicle environment.
- Regular use of computers, estimating software, and related office technology required.
- Travel: Minimal - Vendor meetings or pre‑bid walks as needed
- Must be able to sit, stand, talk, and hear frequently throughout the day, remaining in a stationary position for approximately 75% of working hours.
- Must be able to climb stairs to access workspaces as needed.
