Maintenance Technician I

The Maintenance Technician I is responsible for performing routine maintenance, repairs, and preventative maintenance to ensure the property remains safe, clean, and well-maintained for residents, visitors, and staff. This position reports to the Executive Director and provides excellent customer service while responding to maintenance requests.

This position is Part Time.  The schedule is Mon-Thur. (8:30am-2pm) and Fri (9am-12am) with flexibility needed.  This position also assists with after hour on call coverage.

This position assists at both St. John's Towers and St. John's Commons.

Essential Duties and Responsibilities

General Maintenance

• Complete assigned work orders in a timely manner.
• Perform basic repairs including:
  • Replacing light bulbs and fixtures
  • Repairing door hardware, locks, and hinges
  • Patching and painting walls
  • Basic carpentry repairs

Plumbing

• Repair leaking faucets and toilets.
• Unclog sinks, toilets, and drains.
• Replace basic plumbing fixtures as needed.
• Report major plumbing issues to the Maintenance Technician II.

Electrical

• Replace switches, outlets, and light fixtures.
• Change ballasts and LED fixtures.
• Reset breakers and troubleshoot simple electrical issues.
• Report complex electrical repairs requiring licensed contractors.

Apartment Turnovers

• Prepare vacant apartments for new residents.
• Complete minor repairs and touch-ups.
• Assist the Facilities Technician to ensure apartments are clean, safe, and move-in ready.

Grounds and Building Care

• Keep common areas clean and presentable.
• Assist with trash removal and recycling in the absence of the Facilities Technician.
• Report safety hazards immediately.

Resident Service

• Respond professionally and courteously to resident maintenance requests.
• Respect resident privacy and property while working in occupied units.
• Communicate concerns to management.

Safety

• Follow OSHA safety practices and company policies.
• Use tools and equipment safely.
• Wear appropriate personal protective equipment (PPE).
• Maintain an organized and safe work area.

Qualifications

• High school diploma or GED preferred.
• One year of general maintenance, handyman, or construction experience preferred.
• Basic knowledge of plumbing, electrical, carpentry, painting, and drywall repair.
• Ability to operate common hand and power tools.
• Valid driver's license preferred.

Physical Requirements

• Lift up to 60 pounds.
• Stand, walk, bend, kneel, climb ladders, and work in confined spaces.
• Work indoors and outdoors in varying weather conditions.
