FIELD APPRAISER

Salary
**$42,039.78 per year**

Purpose
The purpose of this position is to inspect construction on existing properties and new construction; review building permits for properties to be appraised; and prepare scale drawings of buildings. The work is performed under the supervision of the Commercial Appraisal Analyst or the Supervisor- Residential Appraisals.
Job Description
Plans inspections. Compiles and examines information such as blueprints, building permits within the department computer, worksheets, maps, etc., for properties to be inspected.
Creates an index to be exported into a handheld computer for input of field data collection information.
Locates parcel-using GIS mapping system.
Conducts field audits of construction on existing properties and new construction. Measures and sketches detailed diagram of structures into computer.
This includes basic structures such as small office or retail shops as well as large warehouses, manufacturing plants, senior living facilities, apartments, and multi-story office buildings.
Enters building materials used in foundations, exterior/interior walls, floors, finishes, electrical, roofs, and plumbing. Estimates age of improvement and condition to apply to cost approach.
Records information from property owners and construction personnel.
Classifies construction as to quality and attention to detail work.
Reviews data collected and analyzes new cost approach value prior to leaving property.
Completes utility assessment reports to be filed with State Tax Commission.
Calculates the New Construction amount for new data collected and adds the proper coding.
Maintains knowledge of construction industry and materials; construction site safety standards; appraisal
process and real estate assessment regulations; and department procedures and policies.
