Job Summary
Position Overview

The Maintenance Technician is responsible for performing a wide range of skilled and semi-skilled tasks to ensure the proper upkeep, safety, and functionality of all facilities and equipment. This role involves hands-on work across multiple trades—including plumbing, electrical, general building maintenance, painting, and light roofing—while providing timely, high-quality service to support daily operations.

Key Responsibilities1. Plumbing

  • Troubleshoot and repair leaks, clogs, and drainage issues.
  • Install, maintain, and repair sinks, toilets, faucets, garbage disposals, and other plumbing fixtures.
  • Inspect plumbing systems for compliance, safety, and preventive maintenance needs.
  • Replace valves, seals, traps, and other plumbing components when required.

2. Electrical

  • Perform minor electrical repairs, including replacing switches, outlets, breakers, and lighting fixtures.
  • Diagnose electrical issues and make repairs within acceptable safety and regulatory guidelines.
  • Assist with routine inspections of electrical panels and wiring for safety and performance.
  • Replace ballasts, bulbs, sensors, and other components as needed.

3. General Maintenance

  • Perform routine inspections of buildings, equipment, and systems to identify issues before they become major problems.
  • Conduct repairs on doors, windows, locks, hardware, flooring, and other structural components.
  • Assist with HVAC filter changes and general equipment upkeep (non-licensed maintenance tasks).
  • Maintain tools, equipment, and supply inventory; ensure work areas remain clean and organized.

4. Painting & Finishing

  • Prepare surfaces for painting, including patching, sanding, caulking, and priming.
  • Apply paint, stain, and other finishes to interior and exterior surfaces.
  • Perform drywall repairs and touch-ups to maintain facility appearance standards.

5. Roofing (Light / Non-Structural)

  • Perform minor roofing repairs such as patching leaks, replacing shingles, and sealing penetrations.
  • Clear debris from gutters, downspouts, and roof drains.
  • Assist with inspections to identify signs of deterioration or potential issues that require advanced repair.

Additional Duties

  • Respond promptly to maintenance requests, work orders, and emergency calls.
  • Document all work performed and communicate repair status to supervisors or property management.
  • Follow all safety protocols, OSHA guidelines, and facility policies.
  • Support seasonal tasks such as snow removal, landscaping, or weather-related maintenance.
  • Coordinate with outside vendors when repairs exceed internal capabilities.

Qualifications

  • 1 year of experience in building maintenance or related trades preferred.
  • Working knowledge of plumbing and electrical systems.
  • Ability to safely use a wide range of hand and power tools.
  • Basic understanding of building codes and safety regulations.
  • Strong problem-solving skills and attention to detail.
  • Ability to lift 50 lbs and work from ladders or elevated surfaces.
  • Good communication skills and a customer-service mindset.

Work Environment

  • Indoor and outdoor work with exposure to varying weather conditions.
  • May require participation in on-call rotation for emergency repairs.
  • Fast-paced environment requiring multitasking and independent decision-making

Pay: $27.00 - $31.00 per hour

Expected hours: 45.0 – 50.0 per week
