POSITION: APARTMENT PROPERTY MANAGER
REPORTS TO: Area Manager
Employment Type: Full-Time

Spradley Properties is looking to expand our team of passionate, bright, and driven professionals who are dedicated to providing service excellence to our clients. We are searching for a highly motivated self-starter who is well organized, able to multi-task, and is also detail-oriented, dependable, hard-working and is customer service minded with prior property management experience to fulfill a new Residential Property Manager opening.
Our Apartment Property Manager will manage the day-to-day financial operations of the property, including finding and placing qualified tenants, managing and enforcing leases, and ensures the property is properly maintained and kept in the best possible condition to maximize asset value. They work with other amazing members of our property management team to provide exceptional customer service, resolve all property management related issues, and guarantee all aspects of our services are conducted in accordance with company standards and all applicable rules and regulations to the satisfaction of our tenants and owners. The Property Manager is a natural communicator with good negotiation skills, the ability to work independently, and does so with a professional demeanor.
Essential Responsibilities for the role include, but not limited to:
- Hands-on management of the property
- Onboarding new prospects, following up on leads, advertising, and showing properties to prospective tenants
- Choose qualified tenants and create rental agreements
- Collect rent and deposits
- Enforce rental agreement terms and conditions by executing appropriate actions
- Resolve tenant complaints
- Regularly inspect property to ensure it is in perfect working condition
- Schedule maintenance and repairs
- Oversee move-ins, move-outs, and eviction proceedings
- Maintain regular and open dialogues with management on financial issues, physical condition of properties, tenants, and vacancies
- Phone and reception coverage
- Performing rent reviews and lease renewals
- Attending and participating in weekly office meetings
- Attending and participating in training sessions as directed by the Area Manager
- Adhering to all company policies and procedures required in this role
- Providing feedback for and participating in continuous improvement of procedures and processes
- Other duties as assigned
Skills and Key Attributes:

- Excellent business and interpersonal communication skills, both written and oral, required to interact with tenants, owners, vendors, and office staff
- Ability to act and operate independently with minimal daily direction from Manager to accomplish objectives
- Strong proficiency with the use of Microsoft Office 365 (Outlook, Excel, Word, PowerPoint, SharePoint, Teams, etc.) and property management software applications
- Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results
- Must have a solid understanding of property management operation life cycle and budget/financial management and reporting
Requirements:
- Minimum High school diploma, GED, or equivalent (required); College degree (preferred)
- Valid drivers’ license along with reliable transportation, good driving record, and auto insurance is required
- Minimum 2 years of previous job experience in property management and/or equivalent field (preferred)
- Strong understanding of Landlord/Tenant laws and application that apply to property management, such as Fair Housing Laws, Texas Property Code, HUD rules and regulations, and other federal, state, and local laws and regulations
- Familiarity with TAA and TAR lease documents and addendums a plus
- Experience using Rent Manager software or other property management software a plus
