Job Title: Chief Maintenance Engineer
FLSA Status: Non-Exempt
Summary
The Chief Maintenance Engineer works under the direction of the General Manager. Responsible for the overall operating of the maintenance department to maximize budget requirements and the profitable growth of the hotel; as well as, to ensure the physical product quality is at the highest levels at all times to enhance the integrity of the hotel Brand.

Checklist Activities
- Cleans & adds water to the pool & spa; assures proper testing and proper chemicals in the indoor and/or outdoor pools as well as the whirlpool.
- Cleans and makes sure that everything in the exercise room is in proper working order.
- Walks around the parking lot (including the entrance) & picks up any visible trash early in the day.
- Empties trash in the parking lot, picnic area, main office, breakfast area, manager’s office, & administrative areas during the morning and later in the afternoon.
- Checks the maintenance log and MOD book in the front office & fixes any problems.
- Consults the executive housekeeper for any repairs or help needed.
- Cleans the parking lot, sidewalks, breezeways, stairs & entrance thoroughly after lunch.
- Ensures that all visible mud & stains are cleaned completely with a water hose.
- Works on any preventative duties whenever there is extra time.
- Reports any problem that cannot be easily fixed to the manager on duty so that professional help can be contacted.
- Reports any problem that would interfere with guest satisfaction to the front desk.
- Makes sure to the best of his/her ability that no rooms are being blocked for any minor maintenance problems.
- Keeps the storage area clean every day.
- Locks all storage areas before clocking out.
- Places any newly delivered supplies in the stock room.
- Ensures all fire policies are known and carried out. Acts as hotel fire marshal by maintaining quarterly fire system tests and building evacuation plans.
- Maintains hotel and performs routine painting, plumbing, electrical wiring and other related maintenance activities.
- Replaces air conditioner filters.
- Notifies management concerning need for major repairs or additions to lighting, heating and ventilating equipment.
- Cleans snow and debris from sidewalk.
- Awareness of safety hazards that can be created while working and correct action taken to ensure safety.
- As part of Maintenance cleanup, duties could include: sweeping, mopping, scrubbing and vacuuming hallways, stairs, public space, offices and guest rooms.
Weekly Duties
- Makes sure that all exterior lights are working properly.
- Reports & fixes any safety hazards throughout the hotel.
- Ensures maintenance has sufficient supplies and brings it to the attention of the General Manager if any supplies need to be ordered.
Monthly Duties
- Follows & fills out the guest room inspection checklist for each room.
- Cleans the filters on all HVAC units throughout the hotel.
- Cleans the ice machine, soda machine, coin laundry units and fire extinguishers.
- Cleans the sidewalks & breezeways with a pressure washer (weather permitting).
- Organize the safety committee and hold monthly meetings.
- Replace old batteries on door locks with new batteries (annually).
- Complete brand required training programs.
- Ensure that all guest room doors self-close, all exterior doors and locks are functional.
- Ensure electrical rooms are clear and free of debris and easily accessible with no storage.
- Ensure all paints and products are kept in the proper cabinet and labeled as approved by the General Manager.
- Caulks all bath tub surrounding areas & vanity areas in each guestroom & public bathrooms (annually).

Job Requirements
- Knowledge of the hotel layout, amenities offered, and all procedures & organization.
- Knowledge of local geographic area, knowledge of area businesses & services, major highway/street information, and community events & attractions.
- Knowledge of the following basic maintenance skills:
- Operation of HVAC units and thermostats.
- Operation of water cutoffs in each room & main water cutoff for the hotel.
- Operation of the circuit breaker for each room.
- Operation of hot water heaters (drain & pilot lighting).
- Knowledge of how to program, repair & replace electronic door locks.
- Knowledge of television programming.
- Proper operation of the fire panel.
- Receive acceptable health department scores for pool and spa (if applicable).
- Maintains proper Brand certifications
- Knowledge of basic mechanical, landscaping & carpentry skills.
- Knowledge of the safety & security rules & procedures for the hotel.
