Role:
Responsible for managing construction, renovation, repair, and maintenance projects from initial site walk and scope development through estimating, proposal submission, project execution, and closeout.
Strong experience preparing JOC estimates using unit price books and estimating platforms such as Gordian/RSMeans, e4Clicks, or similar systems. This position requires the ability to develop detailed scopes of work, prepare accurate line-item estimates, coordinate subcontractors and vendors, manage schedules and budgets, and communicate directly with clients, owners, inspectors, and internal project teams.
Responsibilities include conducting job walks, reviewing plans and specifications, preparing proposals, validating subcontractor pricing, managing RFIs, submittals, change orders, purchase orders, project documentation, and ensuring projects are completed safely, on time, within budget, and in accordance with contract requirements
Requirements
- 5 years of construction project management and/or estimating experience
- 2 years of Job Order Contracting experience preferred
- Experience preparing JOC estimates using Gordian/RSMeans, e4Clicks, or similar platforms
- Strong knowledge of commercial construction, renovations, repairs, tenant improvements, and public works projects
- Ability to attend Site Visits and Scope Meetings and analyze any projects conditions effecting schedule and/or budgets
- Ability to read and interpret plans, specifications, scopes of work, and construction documents
- Strong estimating, scheduling, budgeting, cost control, and subcontractor coordination skills
- Experience developing scopes of work, reviewing pricing, and preparing client proposals
- Proficiency with Microsoft Office, including Excel, Word, Outlook, and Project
- Familiarity with construction software such as Procore, Bluebeam, PlanGrid, Buildertrend, or similar platforms
- Strong communication, organization, negotiation, and problem-solving skills
- Valid driver’s license and ability to travel to project sites as needed
Preferred Qualifications
- Experience working with public agencies, municipalities, federal, or institutional clients
- Knowledge of prevailing wage, certified payroll, bonding, insurance, and public agency requirements
- OSHA 10 or OSHA 30 certification preferred
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred, but not required with equivalent experience
