SCI, the Leader in Real Estate Executive Search®, is seeking an Asset Manager to join a national real estate investment and development firm with billions of dollars in multifamily acquisitions and ground-up development across the Southeast and Sunbelt.
The Role
The Asset Manager will serve as the day-to-day operational owner of a Southeast multifamily portfolio, making sure stabilized assets perform to plan while partnering closely with the development team on new projects through lease-up and stabilization. The portfolio runs 10–12 communities, typically 200–500 units each.
The position reports to company leadership and acts as the firm's asset management lead on the ground in Florida, working shoulder-to-shoulder with third-party property management partners. This is a seat-at-the-table role with real autonomy — best suited to someone who wants to shape how the platform runs, not someone looking for heavy oversight or a defined playbook.
What You'll Do
Portfolio Oversight & Operations. Drive performance across the portfolio — rents, renewals, occupancy, expenses, capex, tenant issues, and asset presentation. Hold third-party and on-site PM teams accountable to the firm's standards and execute business plans that move NOI in the right direction.
Development, Lease-Up & Stabilization. Partner with development and construction from pre-lease through stabilization. Provide strategic input on unit mix, pricing, marketing, and absorption. Lead weekly pricing and leasing performance reviews, conduct on-site assessments, and ensure smooth handoffs from construction to operations.
Financial Management & Reporting. Oversee property-level operating cash flows and run light cash-flow modeling as needed. Review monthly financials, budgets, capital plans, variance reports, and rent rolls. Prepare performance reporting and materials for internal leadership and investment review.
Cross-Functional Coordination. Interface regularly with the corporate senior asset management team and work closely with accounting, development, construction, and operations to keep execution aligned across the firm.
Key Requirements
- 7 years of multifamily asset management experience overseeing multiple communities at once
- Strong operational instincts — comfortable in the weeds on rents, tenant relations, maintenance, and marketing
- Lease-up or new development experience strongly preferred
- Sharp analytical skills and fluency with financial and operational metrics
- Excellent communication and relationship-management skills, especially with third-party PM teams
- A proactive, hands-on operator who can hit the ground running and add value early
- Comfort in a fast-paced, entrepreneurial environment without a lot of handholding
