As Property Manager, you are the on-the-ground steward of an elevated residential experience. You are responsible for protecting, maintaining, and enhancing the long-term value of our communities while delivering a high-touch, hospitality-driven living experience for residents.

This role goes beyond traditional property management. You are both operator and host — ensuring operational excellence while cultivating an environment where residents feel known, supported, and deeply connected to their community.

Success in this role requires leadership, operational precision, and a commitment to service at the highest level.

  • Maintain strong occupancy through thoughtful leasing strategy and churn management.
  • Ensure properties are fully operational, exceptionally maintained, and aligned with Specialized standards.
  • Drive financial performance while protecting long-term asset value through stewardship.
  • Maintain company standards, expectations, and brand integrity.
  • Manage and improve property Key Performance Indicators (KPIs).

Responsibilities and Duties

Community Management & Events

  • Lead day-to-day operations with a hospitality-first mindset.
  • Create connection and belonging through events, introductions, and ongoing engagement.
  • Resolve resident concerns with empathy, discretion, and professionalism.
  • Ensure community standards, policies, and communication are clear and consistently upheld.
  • Oversee resident move-ins, move-outs, and complex resident matters.

Operations & Financial Management

  • Direct building operations including maintenance, safety, leasing, marketing, and facility upkeep.
  • Manage budgets, cash flow, and property financial performance.
  • Analyze operational data and reports to improve performance and resident experience.
  • Oversee vendors, contracts, and service quality.
  • Maintain accurate records, reporting, and compliance documentation.
  • Support capital improvements and ongoing property enhancements.

Business Development

  • Support leasing and occupancy goals through tours and relationship-building.
  • Represent Specialized within the local market through networking and community engagement.
  • Host tours for investors, owners, and partners as needed.

Team Leadership

  • Lead, mentor, and develop on-site teams.
  • Conduct regular performance conversations and support professional growth.
  • Implement company initiatives, processes, and best practices.
  • Serve as a communication bridge between on-site teams, leadership, and support functions.

Property Management

  • Make recommendations to PM regarding repairs, maintenance, and property improvements.
  • Analyze maintenance tickets and operational data to identify recurring issues and improvement opportunities.
  • Set priorities based on data and clearly communicate adjustments to the team.
  • Produce quality control reports that support continuous improvement of resident experience.
  • Review property documents to ensure accuracy and consistency.
  • Oversee move-ins and move-outs to ensure a polished, hospitality-level experience.
  • Review daily operational reports and support completion of weekly and monthly reporting.
  • Manage property expenses and contribute to financial stewardship.
  • Support capital improvement planning and execution.
  • Understand and implement safety and emergency plans.
  • Manage property financial performance including P&L oversight, occupancy, revenue, and margins.
  • Provide monthly reporting on team performance, property health, revenue, and expenses.
  • Assist PM in maintaining operational information including vendors, rosters, budgets, and marketing strategy.

Work Environment

  • The work environment includes office responsibilities as well as frequent presence throughout apartment buildings, amenities, and outdoor spaces. This role requires a visible leadership presence and engagement with residents and teams in both indoor and outdoor environments.

Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions including, but not limited to rain, snow, heat, hail, wind, and sleet.
  • The employee must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • Routine, local travel is required to attend training classes, client visits, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position. Overnight travel may be required to attend company functions, training, property visits, and other situations necessary for the accomplishment of special projects that may be assigned from time to time.

 


Requirements

 Required Qualifications

· High School diploma or equivalent

· Customer service and sales experience

· Property management and business operations experience

· Professional written and verbal communication skills

· Demonstrated ability to lead and develop high-performing teams

· Strong organizational and multitasking skills

· Integrity, accountability, empathy, and professionalism

· Ability to prioritize and meet deadlines

· Strong analytical and problem-solving skills

Preferred Qualifications

· Four-year college degree or higher

· Outreach or business development experience

· Experience managing teams of multiple direct reports

· Experience in hospitality-driven or elevated residential environments
