Job Summary
The Superintendent is responsible for overseeing on-site operations, ensuring the construction projects are completed on time, within budget, and in compliance with safety regulations and quality standards. This role involves supervising workers, coordinating with subcontractors, enforcing safety policies, and maintaining project efficiency from start to finish.
Key responsibilities include (but not limited to):
- Project Planning & Coordination: Oversee and manage on-site construction activities. Review blueprints, project plans, and specifications to ensure compliance. Coordinate workflow and tasks among subcontractors, laborers, and suppliers. Stakeholder Communication: Serve as the main point of contact for clients, inspectors, and project managers. Provide regular project status updates to senior management and stakeholders. Maintain detailed daily reports of on-site activities, progress, and incidents.
- Budget Management: Track and manage labor, materials, and equipment usage. Approve and oversee deliveries, ensuring correct material orders and inventory. Work with project managers to control cost and optimize resource allocation.
- Schedule Oversight: Ensure project timelines, schedules, and budgets are met.
Proactively identify and resolve any potential delays or issues that could impact project completion.
- Risk Management: Identify and mitigate project risks, ensuring compliance with all safety and regulatory requirements.
- Quality Control: Monitor construction activities to ensure that the project is executed to the highest standards and per contract specifications.
- Contract Negotiation & Management: Ensure contract terms are followed on-site and that subcontractors, suppliers, and stakeholders meet their obligations.
- Problem-Solving: Address on-site challenges by providing prompt and effective solutions to any construction or design issues.
- Project Documentation: Maintain accurate and up-to-date records of project progress, budgets, and schedules.
Ideal applicants:
- Have at least five years of Owner Representation experience
- Strong knowledge of construction methods, materials, and regulations
- Proficient in project management software (e.g., Procore, MS Project- we use BuilderTrend)
- Exhibit excellent written and oral communication skills leading to effective negotiation.
- Ability to manage multiple projects simultaneously
- Strong analytical and problem-solving skills
- Strong leadership and decision-making skills
- Have a commitment to improving the customer experience; you have a delightfully warm and friendly demeanor.
- Highly organized with a bent towards perfectionism, detailed oriented and a problem solver with a can-do attitude that is capable of managing multiple competing priorities;
