Position Summary Under the supervision of the Operations Manager, the Maintenance Supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems; preventative maintenance and capital improvement projects of the assigned properties. Responsibilities Supervisory: Hires and trains, maintenance, janitorial staff.Organizes and oversees the schedules and work of maintenance and janitorial staff.Conducts performance evaluations that are timely and constructive. Handles discipline and termination of employees as needed Andin accordance with company policy. Duties Oversees the day-to-day operations of the maintenance and janitorial departments such as ensuring work orders are completed in a timely manner, unit turnovers, capital improvement projects, and cleanliness of all CFS facilities.Evaluates systems or facilities to determine maintenance or repairs that need to be performed.Assesses building systems to plan work assignments and project schedules.Ensures proper execution of the preventative maintenance schedule established for CFS facilities. Performs routine and specialized maintenance work as needed and assigned by Operations Manager Develop and implement replacement schedules.Assist Operations Manager with projects.Performs facility with the operation manager.Develops maintenance procedures and schedules.Handles high-level technical tasks requiring advanced knowledge and problem-solving skills.Coordinates and communicates with third-party vendors to schedule and oversee necessary services.Serves as on-call support for urgent maintenance needs or emergenciesPerforms other related duties as assigned.Qualifications Must-have reliable automobile transportation to transport tools, materialand equipment from property to property, and a valid California Driver’s license and insurance.At least five years of maintenance experience is required.Extensive knowledge of building systems such as plumbing, electrical, and HVAC, and drywall skills.Excellent analytical and problem-solving skills.Knowledge of CAL/OSHA safety requirements and building codes.Ability to identify issues and determine repairs that are needed.Ability to plan maintenance schedules for building systems.Ability, willingness, and sensitivity to work with a diverse population.Excellent management and supervisory skills.Ability to work with minimal supervision.Proficient with Microsoft Office Suite or similar software.High school diploma or equivalent required.Bilingual in English and Spanish are highly desired.Physical Requirements Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.Must be physically able to perform repairs when needed.Prolonged periods sitting at a desk and working on a computer.Must be able to lift 50pounds at a time.Pre-Employment Requirements Physical exam TB test Background/fingerprint clearance MMR and Tdap vaccinations, CPR Child Abuse Mandated Reporter Training This description is not intended to be construed as an exhaustive list of duties, responsibilities or requirements for the position.
