Senior Residential Designer


Location: Charlotte, NC. Lower South End office, with flexible remote scheduling where client and team commitments allow. Local travel to job sites, client homes, and showrooms is required.


Salary: $65,000 - $70,000 annually, plus a discretionary performance bonus of $7,500


Own Complex Residential Projects From Start to Finish
  • Own your own projects end to end. You are the client's key designer.

Spain Construction is a luxury residential remodeling company serving the Charlotte area for more than 30 years. We specialize in high-end additions, multi-room renovations, whole-home transformations, kitchens, bathrooms, and complex residential remodeling. This fall we're relaunching as Sunday Building Co. -- a new name and brand for the same team and the same standards.

Our projects are growing into larger and more technically demanding projects involving structural changes, additions, significant floor plan reconfiguration, and full-home renovations. To support that growth, we are hiring an experienced designer of equal caliber to our current Lead Designer who can independently carry a full share of the company's design workload.

Role Overview

As a Senior Residential Designer, you will independently lead your own projects from the signed design agreement through handoff to the field. You will serve as the client's primary designer, develop the project concept and floor plan, manage selections and budgets, produce buildable documentation, coordinate structural and technical requirements, and guide the client through every major design decision.

The work increasingly includes additions, multi-room renovations, whole-home gut renovations, structural modifications, and complete floor plan reconfigurations. You must be comfortable thinking beyond finishes and cabinetry and understanding how design decisions affect structure, construction, budget, and execution.

Key ResponsibilitiesOwn Projects End to End
  • Serve as the client's primary design contact from the signed design agreement through handoff to production
  • Lead kickoff site walks, field measurements, and existing-conditions documentation
  • Develop floor plan options, design concepts, and complete selection packages
  • Lead concept presentations, plan reviews, and selections meetings independently
  • Remain the design authority after handoff, resolving field questions as they arise
Design to a Budget
  • Build a design budget at kickoff, allocating the client's investment across trade and selection categories
  • Assign a cost impact to plan revisions and selection approvals before they are finalized
  • Maintain a clear, running budget position so the client always understands where the project stands
  • Lead scope and cost conversations as soon as a project begins trending over budget
Produce Buildable Documentation
  • Prepare accurate existing-conditions and proposed plans, elevations, and construction details
  • Identify structural implications of design changes, including load-bearing walls, headers, beams, and foundation impacts
  • Coordinate with third-party architects and structural engineers on stamped drawings and permit sets
  • Prepare specifications, schedules, and takeoffs that trade partners can confidently bid and build from
  • Peer-review cabinet and millwork orders with the other designer before release
Guide Clients to Decisions
  • Help clients make confident, timely selections that hold through construction
  • Educate clients on materials, maintenance, lead times, and key cost drivers
  • Set clear expectations around design timelines and decision deadlines
  • Respond to client design questions within one business day


Run Your Book of Work
  • Keep project status current in Monday.com and selections and pricing current in Buildertrend
  • Own your design metrics on the weekly Sales & Design scoreboard
  • Deliver completed designs to production on or before the committed release date
  • Contribute to department standards, templates, processes, and selection libraries
Qualifications
  • 4 years of residential design experience preferred, with meaningful remodeling experience
  • Demonstrated ability to independently own and manage client-facing residential design projects
  • Experience with additions, whole-home renovations, multi-room remodels, full-gut renovations, or major floor plan reconfigurations
  • Strong understanding of residential construction and structural considerations
  • Ability to recognize when load-bearing conditions, beams, headers, foundations, or engineering may affect a design
  • Experience producing construction documentation that contractors and trade partners can build from
  • Strong budgeting skills and confidence leading scope-versus-cost conversations with clients
  • Proficiency with Chief Architect preferred; Revit, SketchUp, AutoCAD, or 2020 experience also considered
  • Knowledge of current residential design trends, materials, and industry practices
  • Strong communication, organization, and client-management skills
  • Confidence leading high-end clients through presentations, selections, and difficult design decisions without senior oversight
  • Valid driver's license, reliable transportation, and ability to travel throughout the Charlotte area

CKBD or CMKBD certification is a major plus. AKBD, NCIDQ, NKBA membership, advanced millwork or cabinetry experience, Buildertrend experience, Chief Architect expertise, and established Charlotte vendor or showroom relationships are also considered advantages.

Pay and Benefits
