The Real Estate Program Manager invests in the future of Southwest’s People managing the development, internal governance processes, execution, and reporting for the portfolio of strategic initiatives and projects within the Corporate Real Estate Team. This role collaborates with stakeholders within Real Estate (Corporate Facilities and Airport Affairs) and Teams requiring real estate resources (Ground Operations, Technical Operations, and Networking Planning) to drive functional planning activities and ensure alignment on projects. The Real Estate Program Manager is a critical thinker with an agile mindset who’s excited to organize and support real estate programs to drive the future of Southwest.

This role is a hybrid position based out of our Corporate Campus in Dallas, TX, which requires Employees to work onsite on our Corporate Campus at least three days a week. Responsibilities
Partner with internal resources to collect and synthesize information in support of demand intake and project approvals.
Act as liaison between internal Customers (i.e. Ground Ops, Tech Ops, Network Planning) and Real Estate resources regarding business case development, funding request submissions, financial analysis submissions, and project close-out processes
Assist with the capture, development and implementation of the Corporate Facilities investment spending plan
Thinks strategically, and recommends project evaluation and funding decisions for project requests based on short- and long-term considerations
Actively ensure overall health of the Governance program; and pursue ways to enhance and refine governance processes to create better program efficiency and effectiveness
Develop and distribute reporting to inform up to Executive Leadership and other key stakeholders on key activities across the Governance program
Communicate updates about Governance activities to various levels of Leadership and partner stakeholders through presentations and reporting
Provide organization and structure to governance processes, ensuring alignment with other Real Estate planning activities
May perform other job duties as directed by Employee’s Leaders
Knowledge, Skills and Abilities
Knowledge of corporate investment policies, procedures, and funding controls
Knowledge of business case development
Knowledge of construction and airport/airline operations (Helpful)
Skilled in using Microsoft Office products - strong PowerPoint and Excel proficiency required
Skilled in building and maintaining strong relationships with stakeholders across the business
Skilled in verbal and written communication
Ability to coordinate with multiple stakeholders to drive to a desired outcome
Ability to organize and direct program activities and meet deadlines with little supervision
Ability to continuously rethink and reevaluate program elements to improve efficiency, quality, alignment, and productivity
Ability to learn, apply, and navigate new and existing technology applications to solve business problems
Education
Required: High School Diploma or GED
Experience
Preferred: Knowledge of business financials and annual budgeting processes
Advanced level experience, seasoned and specialized knowledge in:
Microsoft PowerPoint and Excel
Business case development
Organizing complex processes with large amounts of information
Developing and distributing reports
Analytical problem solving
Licensing/Certification

Physical Abilities
Ability to perform work duties from limited space workstation/desk/office area for extended periods of time
Ability to communicate and interact with others in the English language to meet the demands of the job
Ability to use a computer and other office productivity tools with sufficient speed and accuracy to meet the demands of the job
Other Qualifications
Must maintain a well-groomed appearance per Company appearance standards as described in established guidelines
Must be a U.S. citizen or have authorization to work in the United States as defined by the Immigration Reform Act of 1986
Must be at least 18 years of age
Must be able to comply with Company attendance standards as described in established guidelines
Pay & Benefits:
Competitive market salary from $92,950 per year to $103,300 per year* depending on qualifications and experience**. For eligible Leadership and individual contributor roles, additional bonus opportunities are available and awarded at the discretion of the Company.
