Summary/Objectives

It is the responsibility of the Facility Manager to take ownership of all tasks and challenges that they encounter in the operation of their assigned position. To follow the policies and procedures of South State Bank exercising competency, courtesy, and concern for the development of the bank

Essential Functions

It is the responsibility of the Facility Manager under the direction of the Department Head to take ownership of all tasks and challenges that they encounter in the operation of their assigned position.

  • Oversees the implementation of processes that relate to properties and the purchasing of related items managing vendor relations with regional management.
  • Budgeting and analysis for areas of responsibility.
  • Assist with Capital Budget process and Business Continuity as needed and possible.
  • Meets with vendors and major suppliers to evaluate products and service capabilities. Travel on-site as needed.
  • Keeps informed of latest developments in all areas.
  • Has responsibility for the management and coordination of activities related to all properties, including maintenance, construction, relocation, and renovation and related services and vendor relations of all existing buildings, offices, and properties. Travel on-site as needed.
  • Controls expenditures and approves payments for goods and services in all areas.
  • Supervises the preparation of working drawings and plans as assigned and retain within the Corporate Real Estate site.
  • Ensures the proper upkeep and maintenance of all company premises.
  • Arranges for all tours and inspections of a technical nature, such as professional groups or fire and insurance inspections. Travel on-site as needed.
  • Evaluates building related equipment and systems in terms of the company’s present and future needs.
  • Negotiates assigned purchase and maintenance contracts related to all property related equipment to include vehicles, copiers, ground maintenance, general cleaning, etc. obtaining required insurance documents.
  • Has responsibility for working with area supervisors in all areas of Corporate Real Estate.
  • Manage assigned maintenance staff.
  • Complete site visits as directed, assigned at least annually.
  • Available as needed / possible (via e-mail / phone / travel to site) for major facilities related issues before, during, and after hours with proper coverage in place during time away from the bank.

COMPETENCIES

  • Previous managerial experience strongly preferred, with a strength in construction property management.
  • Strong organizational, interpersonal, and computer skills (including Word, Excel, Power Point and Outlook)
  • Ability to work well independently and handle sensitive and confidential information.


Qualifications, Education, And Certification Requirements

  • Education: 4 Year Degree in Business or related field
  • Experience: 5 Years Experience in Facilities, Maintenance Supervision strongly preferred, Facility experience in Banking preferred
  • Certifications/Specific Knowledge: Strong Computer skills required, including Word and Excel, attention to detail, Interacts well with employees and customers, ability to analyze complex issues, Strong organizational skills, Strong interpersonal skills


Training Requirements/Classes

Required annual compliance training; New Employee Orientation

PHYSICAL DEMANDS

Must be able to stand and/or sit for long periods of time. Must be able to effectively access and interpret information on computer screens, documents, and reports. Must be able to lift 50-100 pounds, ability to climb ladders to access roof / attic / ceiling / plenum spaces to perform building inspections and investigate issues.

WORK ENVIRONMENT

This position is located in a private office and on-site at branch locations. The private office and on-site locations are cooled and heated facilities with access to a break room or rest room during breaks. Will be exposed to weather conditions during exterior branch inspections. Travel required for branch inspections, incidents, etc.
