Southland Construction, Inc. is seeking a Superintendent with proven experience constructing fast-food restaurants and renovating existing locations while they remain open. We are currently building and remodeling McDonald’s, Arby’s, Chipotle, and similar brands.
Position Summary
The Building Superintendent is responsible for leading on-site construction activities for fast-food restaurant projects, including ground-up builds and remodels. Because the majority of the work is performed by subcontractors, this role requires strong coordination, oversight, and communication to ensure all trades meet project expectations. The Superintendent oversees field operations, ensures quality workmanship, enforces safety and compliance standards, and drives the project to on-time, on-budget completion. This position serves as the key on-site leader who executes the project strategy and maintains positive working relationships with subcontractors, vendors, and clients.
Key Responsibilities
- Lead and manage field staff and subcontractor teams to successfully execute the project strategy and achieve project goals.
- Update, and maintain an accurate project schedule, ensuring all phases of construction stay on track.
- Supervise all field operations, ensuring work complies with project plans, specifications, and company standards.
- Perform daily site walk-throughs to monitor progress, verify quality control, and maintain a safe working environment.
- Maintain compliance with OSHA safety regulations and company safety policies.
- Coordinate and schedule subcontractors, consultants, and vendors to align with the project’s critical path.
- Resolve field issues and conflicts promptly to maintain productivity and quality.
- Maintain accurate daily reports, including labor, materials, and project updates.
- Build and maintain positive, professional relationships with subcontractors, vendors, and inspectors.
- Communicate regularly with the Project Manager to report progress, challenges, and solutions.
- Develop and manage the project punch list and ensure timely, thorough completion of all closeout items

Required Experience and Qualifications
- Minimum 5 years of experience as a Construction Superintendent in commercial construction.
- Previous experience building and renovating restaurants required; fast-food experience strongly preferred.
- Proven ability to oversee multiple subcontractor trades and manage detailed work sequencing effectively.
- Strong track record of delivering projects on time and within budget.
- Ability to read and interpret blueprints, plans, and construction documents.
- Excellent leadership, communication, and organizational skills.
- Proficiency with project management and scheduling software.
- Clean driving record required.
- Willingness to travel, as projects may be located Florida.
Physical Requirements
- Ability to work outdoors in all weather conditions.
- Ability to stand, walk, climb ladders, and lift up to 50 lbs as required on site.
