What are the responsibilities and job description for the Maintenance Tech position at Southern College Of Optometry?
POSITION SUMMARY
The incumbent performs and assists in the maintenance of equipment and systems on the college campus in concert with the Structural and Lead Technicians.
ESSENTIAL FUNCTIONS
- Assists in troubleshooting and repairing HVAC systems and equipment for the college in accordance with applicable building codes and safety regulations.
- Assists in conducting a maintenance program to prevent failures of equipment by monitoring all buildings on a continuous basis. Checks gauges, functions, sounds and tests for leaks; sets and adjusts controls and regulators.
- Assists in periodic inspection of assigned systems, fixtures and equipment. Installs and/or replaces parts as required.
- Installs lights, transformers, ballasts, lamps, etc. in all campus buildings and lease property.
- Installs condenser fan motors, mechanical seals, switches, regulators, etc.
- Monitors and maintains campus and security vehicles. Changes oil and filters, replaces air filters, repairs tires, replenishes fluids, replaces belts, checks and replaces batteries and performs small repairs as needed. Performs routine clean up as necessary.
- Repairs roof and replaces damaged ceiling tiles throughout campus.
- Tests fire safety equipment and inspection of emergency equipment to ensure maintenance of proper working order.
- Performs other duties as assigned.
JOB SPECIFICATIONS
Education: High School diploma/equivalent.
Experience: Two years maintenance experience in HVAC or related experience or an equivalent of training and experience. Experience in general plant maintenance and repair methods is required. Electrical knowledge is preferred.
Special Skills/ Possession of a valid driver’s license from state of residency and proof of insurance or
Certifications: or insurability based on personal driving record.
KNOWLEDGE, SKILLS AND ABILITIES
- Ability to interpret blueprints, drawings, and schematics.
- Ability to read and comprehend and follow oral and written instructions.
- Ability to learn PC and HVAC controls.
- Ability to demonstrate mechanical aptitude for operation and repair of equipment.
- Ability to climb stairs, ladders, scaffolding and work at heights about 30 feet. Ability to kneel, crawl and work in confined areas.
- Ability to be effective, professional and accurate in both oral and written communications.
- Ability to deal with others with courtesy and tact using good verbal communication skills and to establish and maintain effective working relationships with others.
- Ability to drive college vehicles.
ADDITIONAL RESPONSIBILITIES/CONSIDERATIONS
- Employee will be required to use woodworking tools and equipment, brazing and welding equipment, and power lift work platforms, testing equipment, computer, calculator and copy machine and two-way radio.
- Employee may provide “on call” service as required.
- Employee must wear company-issued uniforms during normal working hours.
- Employee must possess a valid driver’s license in the state of residency and proof of insurance or insurability based on personal driving record.
