Responsibilities
- Engage with prospective tenants via phone, email, and in-person visits to provide detailed property information and answer inquiries promptly.
- Conduct property tours, highlighting features and benefits to attract qualified applicants.
- Manage the leasing pipeline using Appfolio property management software to track leads, applications, and lease statuses efficiently.
- Prepare and review lease agreements, contracts, and legal documentation ensuring compliance with Fair Housing regulations, LIHTC (Low-Income Housing Tax Credit), Section 8, and other applicable laws.
- Coordinate with maintenance teams to ensure properties are ready for move-in and address any facilities management or property maintenance issues proactively.
- Facilitate the application process by verifying applicant information, conducting background checks, and ensuring all documentation meets legal standards.
- Maintain accurate data entry records of all leasing activities, including filing of contracts and correspondence for audit readiness.
- Resolve conflicts or concerns from applicants or residents with professionalism and effective conflict management strategies.
- Stay informed about updates in landlord-tenant law, Fair Housing regulations, and Section 8 policies to ensure ongoing compliance.
- Lease renewals and retention efforts.
- Provide updates to owners and tenant regularly.
Requirements
- Proven experience in property leasing or real estate administrative roles with a strong understanding of landlord-tenant law.
- Familiarity with Appfolio or similar property management software tools like CMMS (Computerized Maintenance Management System).
- Excellent customer service skills combined with professional phone etiquette and conflict management abilities.
- Strong organizational skills with experience in data entry, filing systems, and office administration.
- Ability to negotiate lease terms effectively while ensuring compliance with all legal standards.
- Experience in facilities management or property maintenance coordination is a plus.
- Demonstrated ability to handle multiple priorities efficiently in a fast-paced environment.
