We partner with top-tier architects, designers, and subcontractors to bring each home to life with precision and care. As we continue to grow, we are seeking a highly motivated and experienced Project Manager to help lead our active construction projects and uphold our standard of excellence.
Position Summary
The Project Manager is the primary point of contact and team leader for assigned construction projects, overseeing day-to-day operations and maintaining accountability for project timelines, quality control, jobsite maintenance and security, material logistics, financial coordination, and client communication. This role reports directly to the Head of Construction and collaborates closely with our internal team, trade partners, and clients to ensure successful project delivery.
Key Responsibilities
Client & Team Communication
- Serve as the main liaison for clients from pre-construction through completion.
- Maintain regular communication via phone, email, and meetings (minimum two client touchpoints per week).
- Coordinate closely with interior designers to ensure selections align with the construction schedule.
- Lead walkthroughs (electrical, plumbing, HVAC layout, etc.) and final homeowner orientations.
- Communicate regularly with architects, engineers, and trade partners to resolve design and construction issues.
Project Management & Field Oversight
- Lead the pre-construction process: define job scopes, gather quotes, select trade partners, and onboard vendors and subcontractors for each project.
- Develop a detailed construction schedule for every project in our online software system (CoConstruct/Buildertrend), and maintain it throughout the build.
- Oversee all jobsite activity, including scheduling, setup, cleanliness, and security.
- Manage jobsite safety, security, and cleanliness—including daily monitoring of site access, locking doors/windows, securing tools and materials, managing dumpsters, and ensuring organized material storage.
- Coordinate site signage, silt fencing, tree protection, and other compliance measures.
- Oversee all material orders and deliveries, ensuring timely scheduling, delivery accuracy, proper on-site storage, and coordination with subcontractors.
- Maintain accountability for creating, managing, and completing the final homeowner punch list to ensure every item is resolved to company standards prior to closing.
- Conduct a weekly scorecard review and check-in meeting with the Head of Construction to evaluate progress, update timelines, and align on priorities.
- Utilize CoConstruct/Buildertrend to manage project schedules, track selections, log daily progress, upload photos, generate change orders, and coordinate tasks.
- Maintain accurate and organized project documentation.
Quality, Budget & Safety Control
- Ensure all projects are completed on time, within budget, and to Southerlyn Homes' quality standards.
- Perform quality control checks and complete internal construction checklists.
- Monitor project budgets and assist in estimating and cost tracking.
- Approve invoices for completed work in coordination with the Finance Manager.
- Enforce all jobsite safety protocols and maintain a secure, professional work environment.
Qualifications
Required:
- 3 years of experience in residential construction or project management
- Working knowledge of construction methods, terminology, and timelines
- Strong organizational and communication skills
- Proficiency in Microsoft Office Suite, particularly Excel
- Ability to manage multiple projects and deadlines simultaneously
Preferred:
- Bachelor’s degree in Construction Management, Business, or a related field
- Familiarity with architectural plans and permitting processes
- Strong leadership and problem-solving abilities
- Experience using construction management software such as CoConstruct or Buildertrend
