Portfolio Leasing and Marketing Manager- Student Housing
Position Summary:
SPM is currently seeking a Portfolio Leasing & Marketing Manager (“PMM”) to oversee the leasing and marketing performance aspects of an assigned student housing portfolio. As a Portfolio Marketing Manager, you will work closely with the on-site team, Portfolio Operations Manager and Director of Marketing to implement strategy, produce collateral, and execute the lease up.
Essential Duties and Responsibilities:

- Understand and adhere to Owner business plan for the asset.
- Manage relationships between digital and creative vendors as well as in market relationships.
- Identify areas of risk to the performance of assigned assets and pro-actively present plans for improvement.
- Aid in the development of new brands and brand launches for new development assets.
- Develop annual marketing campaigns and rate plans for each asset.
- Develop reputation management and improvement plans.
- Oversee all elements of the pre-lease cycle to ensure occupancy and revenue goals are met.
- Request and deploy necessary resources to support communities in achieving goals.
- Ensure accuracy and timeliness of reporting.
- Maintain detailed level market knowledge for each assigned community.
- Manage and develop on-site personnel with a focus on building a strong bench of promotable team members.
- Recruit and hire top level talent.
- Mitigate staffing vacancy exposure by promoting a healthy culture that results in strong retention.
- Cultivate a people focused environment with an excitement around being the best at what we do.
- Track portfolio leasing and lead management performance against established leasing KPIs. Develop a plan and execute to improve on any areas that are not meeting SPM KPIs.
- Work closely with SPM support departments to build strong and healthy relationships.
- Identify any potential platform deficiencies and be part of the solution.
- Maintain SPM University required trainings and monitor compliance of direct reports.
- Aid in the development of platform management tools and standardized procedures for assigned duties.
Qualifications:
- Bachelor’s Degree preferred.
- 3 years of real estate marketing management experience or 5 years of sales and marketing experience in a comparable industry.
- Must have an understanding of today’s trends in marketing and social media.
- Team player with a positive and energetic attitude.
- Basic understanding of digital marketing nomenclature and performance metrics..
- Ability to organize, set up systems and drive processes, and create order out of chaos.
