SON Properties, Inc. is seeking a reliable, skilled, and detail-oriented Maintenance Technician to join our team. The ideal candidate will perform a wide range of maintenance tasks at various rental properties to ensure our residents have a safe, comfortable, and well-maintained living environment. This position involves performing general maintenance duties such as light bulb replacements, painting, drywall repairs, toilet repairs, and other tasks as needed.
Key Responsibilities:
- General Maintenance: Perform basic maintenance tasks, including changing light bulbs, air filters, and batteries in smoke detectors.
- Repairs: Complete drywall repairs, patch holes, and paint walls and surfaces to ensure proper appearance and function of units.
- Plumbing: Handle minor plumbing issues, such as toilet repairs, leaky faucets, and unclogging drains.
- Painting: Prepare and paint walls, doors, trim, and other surfaces within the property as needed.
- Electrical: Replace light fixtures, install new electrical outlets, and address minor electrical issues.
- Preventative Maintenance: Conduct regular property inspections to identify and resolve potential maintenance concerns before they escalate.
- Respond to Work Orders: Address and complete maintenance requests from tenants in a timely and efficient manner.
- Customer Service: Communicate effectively with tenants and management to ensure they are satisfied with the work and address any additional needs or concerns.
- Cleaning and Upkeep: Maintain cleanliness and organization of maintenance tools, equipment, and supplies. Assist with general cleaning and upkeep of common areas.
- Emergency Repairs: Be on-call for emergency maintenance requests when needed.
Qualifications:
- Previous experience in general maintenance, facilities management, or a related field is preferred.
- Knowledge of basic plumbing, electrical systems, painting, and drywall repair.
- Strong problem-solving skills with the ability to work independently and efficiently.
- Excellent communication and customer service skills.
- Ability to lift and carry heavy objects (up to 50 lbs).
- Ability to work in varying weather conditions and perform tasks such as climbing ladders or using power tools.
- A valid driver’s license and reliable transportation.
- Basic computer skills to process work orders and log completed tasks.
- High school diploma or equivalent required; additional certifications in maintenance or trade-related fields (e.g., HVAC, plumbing) are a plus.
