Overview of Position
We are hiring a highly skilled full time Roving Maintenance Technician to support multiple apartment communities and residential buildings in the San Diego area. This role is ideal for a reliable, self-driven professional with strong experience in apartment maintenance, property maintenance, unit turns, work order management, and building systems repair.

Key Responsibilities : Apartment & Property Maintenance
- Complete apartment maintenance repairs and work orders on time
- Travel to multiple multifamily properties to perform daily tasks
- Troubleshoot and repair appliances: refrigerators, stoves, microwaves
- Basic HVAC repair, filter changes, and system diagnostics
- Plumbing repairs: drain snaking, P-traps, garbage disposals
- Mold detection, remediation, and moisture control
- Drywall patching, leak repairs, and flood restoration work
- Hot water system troubleshooting
- Install and repair LVP flooring, baseboards, cabinetry, and trim
- Paint units and perform touch-up work
- Replace windows, frame doors, repair window screens
Preventative Maintenance
- Perform routine inspections across multiple apartment communities
- Identify and document needed repairs and safety hazards
- Follow all OSHA and EPA regulations for building maintenance
Software & Documentation
- Track work orders using AppFolio, Yardi, RealPage, or similar systems
- Communicate with property managers, residents, and maintenance teams
- Maintain inventory and stay within budget
On-Call Rotation
- Participate in after-hours emergency maintenance rotation
Education & Experience
- High school diploma or GED required
- 5 years in apartment maintenance, multifamily maintenance, or building maintenance
- Strong track record of reliable, high-quality repair work
Requirements
- Valid driver's license and clean driving record
- Reliable transportation auto insurance
- Ability to lift 50 lbs, climb ladders, work in confined spaces
- Ability to walk stairs while carrying tools or materials
- Experience using power tools and standard maintenance equipment
