Property Manager – Single Family Rental Homes (Sioux City, IA)

The Job
We manage single-family rental homes in the Sioux City area and need a hands-on Property Manager to run day-to-day operations — filling vacancies, collecting rent, coordinating maintenance, and keeping properties compliant with city and county inspection requirements.
What You'll Do
- Market and fill vacant homes, screen applicants, and sign leases
- Prepare leases and lease option agreements
- Collect rent and follow up on past-due accounts
- Handle maintenance requests and coordinate repairs with vendors
- Schedule and prep for property inspections with the county
- Manage the eviction process when necessary, following Iowa law
- Keep everything organized and up to date in AppFolio
- Knowledge of the real estate sales process and ability to assist with purchase agreements and closings
What We're Looking For
- Experience managing rental properties (single-family a plus)
- Comfortable using AppFolio or similar property management software
- Familiar with Iowa landlord-tenant law and the eviction process
- Organized, reliable, and a strong communicator
- Valid driver's license — you'll be visiting properties regularly
