Co-op Handyman

We are seeking a dependable and skilled Handyman to join our cooperative residential community. The ideal candidate will be responsible for the general maintenance, repair, and upkeep of the building's common areas, building systems, and apartments as needed. This role requires strong problem-solving skills, attention to detail, and a commitment to providing a safe, clean, and well-maintained environment for residents.

Responsibilities

• Perform general building maintenance and repair work, including carpentry, painting, patching, and minor masonry repairs.
• Troubleshoot and complete basic plumbing repairs, including leaks, fixture replacements, and drain maintenance.
• Perform minor electrical repairs, such as replacing switches, outlets, light fixtures, and bulbs.
• Conduct routine inspections of common areas, mechanical rooms, and building equipment to identify maintenance needs.
• Respond promptly to maintenance requests from residents and building management.
• Assist with preventive maintenance programs to ensure building systems operate efficiently.
• Maintain the cleanliness and organization of maintenance shops, storage areas, and tools.
• Support seasonal maintenance tasks, including snow removal, salting, and other weather-related duties as needed.
• Follow all safety policies, building procedures, and applicable codes and regulations.

Union Position

• This position is covered by the 32BJ North SEIU Collective Bargaining Agreement.
• Wages, benefits, and terms of employment are governed by the applicable collective bargaining agreement.
• The successful candidate must meet all applicable union eligibility and membership requirements, if required by the agreement.

Preferred Qualifications

• 1 years of experience in residential building maintenance, cooperative or condominium properties preferred.
• Working knowledge of plumbing, electrical, carpentry, painting, and general building repairs.
• Ability to operate hand and power tools safely and effectively.
• Strong communication and customer service skills when interacting with residents and staff.
• Ability to work independently, prioritize tasks, and respond to emergency maintenance situations.
• High school diploma or equivalent; relevant trade certifications are a plus.
