Our Corporate office, located in Audubon, PA, is currently searching for a qualified HVAC/Plumbing Maintenance Technician to join our Property Management Department.
What You Will Do:
- Conducts maintenance, installation, engineering, and repairing of plumbing systems.
- Conducts maintenance, installation, engineering, and repairing of heating, ventilation, air conditioning systems, and refrigeration systems.
- Makes recommendations to enhance quality of plumbing services.
- Removal, repair, and replacement of submersible well pumps and jet well pumps.
- Removal, repair, and replacement of sewage pumps and grinder pumps.
- Maintains energy management and cost-saving criteria along with indoor air quality standards.
- Reviews and prioritizes all incoming service calls and work orders relating to HVAC and plumbing, and issues.
- Reviews plans and specifications; makes recommendations for projects and equipment to ensure compatibility with job requirements.
- Inspect, repair, modify and install HVAC systems including refrigeration and air conditioning compressors, receivers, condensers, forced air units and pumps
- Conduct regular preventative maintenance inspections, adjustments or repairs of refrigeration units, isolated heating and ventilating units, gas and electrically operated air conditioning equipment as necessary
- Perform electrical maintenance work in the repair, installation and alteration of HVAC systems
- Ability to operate heavy equipment such as skid loaders and small excavators
- Install, repair, modify and maintain pipes, valves, fittings, drainage systems and fixtures for commercial and residential structures
- Perform routine inspection of plumbing and drainage systems, repair as needed
- Service and repair evaporative coolers
- Familiarity with PVC, CPVC, PEX, cast iron and copper
- Operate jetting equipment to clear plugged drain lines
- Interprets and develops blueprints, schematics and other related data.
- Maintains files on new equipment, regulations, and controls.
- Utilize knowledge of refrigeration, pipefitting and structural layouts.
- Reassemble and test equipment following repairs
- Test pipe or tubing and connections for leaks using pressure gauge or soap and water solutions.
- Layout and connect electrical wiring between controls and equipment according to wiring diagram.
- Install auxiliary components to heating and cooling equipment such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues and stokers following blueprints.
- Fabricate, assemble and install ductwork and chassis parts. Using hand tools and welding equipment.
- Wrap pipe in insulation securing it in place with cement or wire bands.
- Special projects and other job duties as assigned.
You Have/Are:
- A valid driver’s license
- Must have excellent communication skills
- High school diploma or GED preferred
- Ability to lift 50 lbs. at a time
- Two years of HVAC maintenance/plumbing experience preferred
You Might Have:
- An HVAC Class II, Unrestricted License.
- An EPA Refrigerant Certification.
Preferred Knowledge, Skills, and Abilities (KSAs):
- Considerable knowledge of the principles and practices of building maintenance and repair.
- Considerable knowledge of national, state, and local building codes.
- Considerable knowledge and understanding of operation of plumbing systems.
- Considerable knowledge of personal computers and the ability to operate word processing and database software programs to keep simple records, as required.
- Considerable knowledge of the principal of gas-fired appliances, fire and safety requirements for gas installations, combustion, flues, and boilers.
- Considerable knowledge of possible defects and faults in hot and chill water systems, gas systems, and heating and air conditioning appliances.
- Considerable knowledge pertaining to working with high voltage and the safety practices required.
- Considerable knowledge and understanding of operation of pneumatic control systems.
- Thorough knowledge of maintenance methods and tools related to plumbing equipment.
- Ability to read and follow blueprints, related to plumbing systems, and heating and air conditioning systems
- Ability to write and review specifications to ensure compatibility with job requirements.
- Ability to maintain effective working relationships with fellow employees and with members of the general public.
