THE OPPORTUNITY

Solera Senior Living is looking for a talented and driven Senior Financial Analyst to directly support the Chief Investment Officer in executing on our company’s strategic growth plan. The target growth plan includes core, core plus and value-add acquisitions and developments (via both investment and third-party management contracts) of institutional quality senior living assets - including independent living, assisted living, and memory care. This position will be multifaceted and work directly within our business development function. This is a newly created position due to growth.

This position will work closely with the Chief Investment Officer to identify and analyze new opportunities, but may also support the asset management function on occasion. Solera’s current portfolio includes communities operating or in development in states including Colorado, North Carolina, Florida, Illinois, Maryland, Massachusetts, Nevada, Pennsylvania, Texas and Virginia. In addition to the existing portfolio, Solera has over 500 MM in the acquisitions and development pipeline.

Specific Position Duties And Responsibilities

Acquisitions Underwriting / Disposition / Market Research

  • Perform cash flow and valuation feasibility analysis for prospective acquisitions and developments; including complex deal structuring analysis relating to different potential capital structures and sources, and project schedules and budgets for proposed seniors projects.
  • Spread historical financial data including financial P&Ls, census, staffing plans, and rent rolls, identifying any areas to investigate further
  • Perform comp set analyses, targeting the most direct competitors via secret shops
  • Run supply and demand analyses
  • Review operational performance and underwriting assumptions, in partnership with our internal asset management and senior operations teams
  • Aid and organize transaction due diligence processes
  • Play an integral role in the financing of new investment and development projects by creating financial schedules, scenarios for various types of financing structures and participation in bank presentations


External Relations

  • Participate in deal calls with capital markets/debt brokers, lenders, along with members of our current and future partner’s investment and development teams
  • Work with investment partners, brokers, and lender’s in gathering documents and data needed to support the transaction, financing or closing processes
  • Support the presentation of any ad hoc analyses or materials needed to send out to third party partners
  • Assist in the review and negotiation of management and loan agreements with investment partners, lenders and legal counsel
  • Assist in obtaining or transferring state regulatory licensure


Strategy

  • Monitor and track current deal pipeline, with currently marketed on and off market deals
  • Monitor and track comparable sales transactions across the U.S.
  • Keep current on all markets, looking at trends affecting the senior living industry, including supply and demand changes
  • Partner with our internal asset management team to stay up to date on the latest revenue and expense benchmarks to support underwriting assumptions for new communities
  • Lead in continual improvements to financial model templates


Educational/Certification Requirements

  • Undergraduate degree in finance, real estate or healthcare, with strong demonstration of academic achievement.


Relevant Skills

  • Ability to manage multiple projects and adapt to changing priorities/work with tight deadlines
  • Advanced computer skills including Excel, PowerPoint and Word
  • Expert user of excel to build and update complex financial models
  • Strong attention to detail
  • Strong oral and written communication skills
  • Critical analysis and problem-solving skills
  • Ability to self-motivate and to excel in a collaborative setting


This position is fully remote. Minimum of 1-2 years of experience in real estate underwriting or financial analysis in the senior living industry. Travel across North America is required.
