SNR Property Management is seeking a motivated, dynamic, and customer-focused Part Time Community Manager to join our team. This position will support the management of our Blueberry Apartments in Port Orchard, WA
In this role, you will be responsible for assisting in the overseeing of the daily operations of a 108-unit apartment community , including staff coordination, resident relations, achieving our rental retention, and property maintenance support. Ensuring the property remains well-managed, welcoming, and compliant with company standards.

Key Responsibilities you will be assisting in :
Operations & Leadership
- Assist on the daily functions of the community to ensure efficient and professional operations.
- Provide direction and oversight to maintenance staff and outside contractors, including scheduling, delegation, and quality control.
- Prepare and submit required reports, records, and notices accurately and on schedule.
- Provide updates on leasing activity, traffic, occupancy, and resident issues to the central office.
- Assist management with budget tracking, expense documentation, and operational planning as requested.
- Maintain professional communication with the central office, residents, and vendors at all times.
- Present a neat, professional appearance that reflects company standards.
Leasing & Resident Services
- Market and show available apartments to prospective residents in a professional manner.
- Process rental applications, prepare lease agreements
- Conduct move-in orientations and move-out inspections, ensuring apartments meet company standards.
- Collect rent payments, track delinquencies,
- Respond to resident concerns, service requests, and complaints to ensure satisfaction and retention.

- Prepare and distribute resident communications such as notices, updates, or newsletters.
Maintenance & Property Standards
- Coordinate unit turnover
- Assist in overseeing upkeep of common areas and grounds so that the community always presents a safe, clean, and attractive environment.
- Confirm that contracted vendors complete work according to scope and standards.
Qualifications
- Proven experience in property management or real estate administration is essential.
- Familiarity with LIHTC (Low-Income Housing Tax Credit) programs is preferred.
- Knowledge of Section 8 housing regulations is a plus.
- Strong negotiation skills with an understanding of contracts related to property leasing.
- Excellent customer service skills with a focus on building relationships with tenants.
- Proficient in conflict management techniques to effectively address tenant concerns.
- Experience with CMMS (Computerized Maintenance Management Systems) is advantageous.
- Strong organizational skills with attention to detail in administrative tasks.

Compensation and Benefits
- Hourly rate: $24 per hour.
- Eligible for monthly commissions based on property performance, $25 bonus per new move-in.
- Paid Time Off (PTO).
- Holiday Pay.
Schedule
This is a part-time position requiring a 3-day work week, which will include a minimum of one weekend day per week.
