What are the responsibilities and job description for the Corporate Director of Operations (VP) position at SNB Investments?
About Us:
SNB Investments, Inc. is a Pittsburgh-based hotel ownership and management company. We own and operate branded, full scope hotels under the Marriott, Hilton, and IHG flags, and we are actively growing. We are a lean, owner-operated company. Decisions get made quickly, accountability is direct, and the people who perform here have real influence over how the business runs. We are entering a significant growth phase, and this role is central to it.
The Opportunity:
We are hiring a Corporate Director of Operations to serve as the senior-most operating executive in the company below the President. This is the number two seat. You will hold total accountability for the performance of every hotel, bar, and restaurant in the portfolio, and you will be the principal point of contact for every employee in the organization. This is not a caretaker role. You will be the President's right hand as we scale the platform regionally from our Pittsburgh base, building the operating infrastructure, standards, and bench strength that allow the company to absorb additional assets without losing control of the ones we already have.
What You Will Own:
Portfolio Operations
• Full operational accountability for our Pittsburgh-based portfolio, including all rooms, food & beverage, bar, and banquet operations
• Direct supervision and development of General Managers and property leadership teams; set expectations, hold the line on standards, and build a bench
• Establish and enforce company-wide SOPs, service standards, and operating cadences across a multi-brand portfolio
• Own guest satisfaction performance: brand guest satisfaction indexes, online reputation, and service recovery
• Drive top-line performance in partnership with revenue management and sales: RevPAR index, STR/CoStar penetration, segment mix, and market share growth
Financial Leadership
• Build, defend, and manage annual operating budgets for every property in USALI (Uniform System of Accounts for the Lodging Industry) format
• Own monthly and rolling forecasts, P&L review, variance analysis, and flow-through and flex management against changing volume
• Drive labor productivity and cost controls: scheduling and labor standards, benefit and overtime management, purchasing, and vendor negotiation
• Manage bar and restaurant economics: pour cost, food cost, menu engineering, inventory controls, and outlet profitability
• Present portfolio performance, variance explanations, and corrective action plans directly to ownership
• Partner on capital planning, FF&E reserve management, and return analysis on operating capital requests
People and Human Resources
• Serve as the organization's senior HR leader and the point of contact for all employees and staff across every property
• Own recruiting, hiring, onboarding, training, performance management, progressive discipline, and workplace investigations
• Oversee payroll administration, wage and benefit administration, PTO tracking, workers' compensation, and unemployment claims
• Maintain compliance with FLSA, FMLA, ADA, Title VII, I-9 and E-Verify obligations, OSHA requirements, Pennsylvania wage and hour law, and City of Pittsburgh ordinances, including the Paid Sick Days Act as amended effective January 1, 2026
• Maintain and update the employee handbook, job descriptions, and HR policy; drive culture, retention, and employee engagement across the portfolio
Brand and Quality Assurance
• Serve as the company's primary relationship owner with all brand representatives across Marriott, Hilton, and IHG
• Manage brand quality assurance audits, brand standards compliance, corrective action plans, and franchise agreement obligations
• Maintain fluency in brand operating systems and portals: Marriott (MGS, PMS platforms), Hilton (OnQ, Lighthouse), and IHG (Merlin, Concerto)
• Manage loyalty program compliance and brand-mandated training requirements
Renovation, PIP, and Capital Projects
• Oversee Property Improvement Plan (PIP) scoping, negotiation with brands, budgeting, and execution
• Manage renovation projects from planning through punch list: general contractor and design coordination, FF&E and OS&E procurement, schedule management, and change order control
• Minimize revenue displacement and protect the guest experience while properties are under construction
• Support new acquisitions through due diligence, transition, pre-opening, and conversion
What You Bring:
Required
• Significant progressive hotel leadership experience, including multi-property or corporate-level oversight, or extended tenure as a General Manager of a full-service or high-volume select-service hotel with readiness to step above property level
• Demonstrated proficiency across major brand systems, standards, and reporting; multi-brand experience is essential to this role
• Deep, robust command of USALI formatting and hotel budgeting. You should be able to build a property budget from a blank page, defend it line by line to an owner, and diagnose a P&L variance without being walked through it. This is a non-negotiable requirement of the position
• Strong working knowledge of human resources practice and employment law as applied to hourly hospitality workforces
• Proven ability to lead, develop, and hold accountable a team of General Managers and department heads
• Excellent written and verbal communication; comfortable presenting directly to ownership
• Advanced Excel skills and fluency with hotel PMS, POS, labor management, and reporting platforms
• Availability outside standard business hours and a flexible schedule. Hotels operate 24/7, and this role is on call for escalations, emergencies, and business needs including nights, weekends, and holidays
• Legally authorized to work in the United States; valid driver's license and reliable transportation
Strongly Preferred
• Bar and beverage operations experience, including Pennsylvania Liquor Control Board (PLCB) licensing, RAMP compliance, and beverage cost control
• Restaurant and food & beverage management experience
• Hands-on experience overseeing renovations and PIP work
• Experience supporting hotel acquisitions, conversions, transitions, or new openings
• Familiarity with the Pittsburgh market
• Bachelor's degree in Hospitality Management, Business, Finance, or a related field
Work Environment, Location, and Travel:
This is an on-site, Pittsburgh-based role. Our assets sit in and around the Central Business District, so day-to-day movement between properties is short and routine rather than a travel burden. Travel is expected to be minimal for the foreseeable future. As the company expands regionally, some out-of-market travel may be required, but Pittsburgh is and will remain our base and the center of the portfolio.

Benefits:
• Flexible schedule
