Position Title:  Project Manager

Position Summary:  The Project Manager is responsible for managing the day-to-day construction administration on site. Working closely with the project team, the Project Manager is responsible for completing the project within scope, budget, and the contractual time constraints. The Project Manager serves as the primary point of contact with vendors, clients, and stakeholders to monitor and communicate progress and address changes. The Project Manager is also responsible for coordinating materials and equipment delivery and collaborating with the Superintendent, clients, the project team, and other internal and external personnel to determine additional needs. This individual is responsible for internal and external project communications and overall administrative and financial leadership of the project.

Primary Duties and Responsibilities:  Duties generally include, but are not limited to:

  • Develop and administer all elements of the project plan, including management of budget, awarding of work, schedule, etc.
  • Develop and maintain strong relationships with vendors, suppliers, architects, engineers, subcontractors, and team.
  • Identify and manage key vendor relationships as well as top project risks from award through completion.
  • Collaborate with the Superintendent to manage day to day field activities of project personnel and ensure that project milestones and dates are met.
  • Ensure that all aspects of the project comply with company, contract, and safety requirements and support overall construction schedule.
  • Work with team members, partners, and clients to prepare scopes, budgets, assumptions, and constraints for the project.
  • Manage and provide guidance to team members related to the successful delivery across the full project lifecycle.
  • Manage relationship with engineers and designers with a focus on keeping construction documents current, and keeping design aligned with project budget.
  • Lead and manage design development, constructability reviews, design changes and related cost impacts for the project.
  • Assist with project schedule development (CPM network), responsible for continual updating and schedule maintenance, monitoring for adherence, and advisement of potential schedule problem/impact.
  • Manage project team and delegate task to ensure project priorities are being addressed timely and that proper emphasis is placed on activities that are material to the project progress. Review project documents and/or requirements to confirm contract/purchase order scope is maintained in accordance with contractual requirements. 
  • Verify contractor and/or vendor has adequate information to supply required material, labor, and equipment to complete required work scope within scheduled time durations.
  • Responsible for submittal tracking, project logs; all processing, coordination, and documentation as required to facilitate project. 
  • Maintain official project log and documentation files.
  • Perform other duties as assigned.

Essential Skills, Certifications, and Experience:

  • Undergraduate degree required in Engineering, Construction Management, Business, or related field.
  • 4 years similar construction experience preferred.
  • Working knowledge of construction engineering technology, building codes and standards, etc., complete understanding of the interdependence and relationship between function units required.
  • Good communication (verbal and written), interpersonal skills required.
  • Excellent computer skills applicable to managing information systems.
  • Ability to manage and alter project teamwork schedule to manage project priorities.
  • Able to serve as key managerial person on site. Must thoroughly understand all project phases.
  • Must be able to provide technical input in support of field activities.
  • Must understand construction disciplines, all technical aspects.
  • Must have experience and the ability to train subordinates as required.
