Title: Director of Business Development & Preconstruction
Location: Amenia, NY
Salary: $75,000 to $95,000 Commission
Key Responsibilities
- Build and maintain relationships with owners, architects, designers, developers, consultants, subcontractors, vendors, and referral partners
- Generate qualified project opportunities through outreach, networking, referrals, and relationship development
- Lead business development meetings, site walks, networking events, and preconstruction discussions
- Maintain CRM pipeline tracking, opportunity follow-up, and weekly pursuit updates
- Coordinate conceptual, schematic, design-development, and detailed construction estimates
- Review drawings, specifications, bid documents, and project narratives to identify scope gaps, risks, and cost drivers
- Coordinate subcontractor outreach, bid packages, vendor pricing, alternates, and value-engineering options
- Lead bid/no-bid evaluations based on project fit, relationships, profitability, and strategic value
- Prepare polished client-facing proposals including pricing, assumptions, exclusions, and schedule considerations
- Coordinate estimate reviews with ownership and operations leadership
- Support smooth handoff from preconstruction to project management after award
- Serve as a key point of contact for clients, architects, designers, developers, consultants, and internal teams during preconstruction
- Help align design intent, budgets, schedules, logistics, and execution strategy
- Support proposal development, branding initiatives, case studies, project sheets, and marketing collateral
- Contribute to social media content, relationship-based marketing, and market visibility efforts
- Implement process improvements, CRM systems, proposal templates, and AI-supported workflow tools
- Maintain organized digital records for bids, proposals, subcontractor pricing, and project documentation
Qualifications
- Experience in construction business development, estimating, preconstruction, project management, or construction operations
- Strong understanding of construction methods, sequencing, budgeting, subcontractor coordination, and project risk
- Ability to read and interpret drawings, specifications, scopes of work, and bid documents
- Strong sales, relationship-building, presentation, and communication skills
- Experience leading client meetings, proposal reviews, and preconstruction discussions
- Strong organizational skills with the ability to manage multiple pursuits simultaneously
- Comfortable working directly with ownership in an entrepreneurial environment
- Proficiency with Microsoft Office and construction management or CRM software platforms
Preferred Qualifications
- Experience within luxury residential, hospitality, renovation, or high-end custom construction projects
- Existing relationships with architects, designers, developers, owner representatives, construction managers, or referral partners
- Experience with Procore, Bluebeam, Buildertrend, HubSpot, Monday, Zoho, PlanGrid, or estimating software
- Experience preparing client-facing budgets, proposals, scope clarifications, and value-engineering presentations
- Exposure to marketing initiatives, project photography, website content, social media, or sales collateral
- Comfort using AI tools for proposal writing, meeting summaries, workflow organization, and business development support
