Job Summary

Greenwich Lodge Association, Inc. (the “Lodge”) is a condominium association located in a Tudor-style 55-unit, 6-story building constructed in 1925 on nearly two acres in central Greenwich, CT. The Lodge is seeking a full-time Building Superintendent, Monday through Friday, 9 AM to 5 PM, with additional hours and weekends as needed. The Building Superintendent is responsible for operating and maintaining the physical plant and grounds of the Lodge efficiently and productively. This position does not provide housing.

Duties, including but not limited to,

  • Maintain a safe and secure environment for owners, tenants and visitors to the building (to include: lighting, walkways, elevators and stairs; basement toilet/wash room; trash rooms, laundry room, meeting room, key-access storage room, key-access fitness facility, bike storage room, entry way lobbies, driveways, parking lot, refuse area, shed and all sections of the external grounds).
  • Follow and enforce Rules and Regulations of the Lodge.
  • Inspect building premises and grounds daily, reporting any deficiencies or safety hazards to the Property Manager and President of the Board.
  • Maintain and monitor list of all contractors working in the building including those performing work on residential units; understand the nature of work being performed and time required in building; activities to be monitored throughout the day. This should be included in an End of Day report sent to property manager. Ensure protective padding and flooring is in place in each elevator during contractors use, as well as during move-ins/move-outs.
  • Responsible for daily communication of all activities not considered routine (both written and verbal). Produce End-of-Day report to Property Manager as required.
  • Maintain control of all duplicate apartment keys and fobs.
  • Maintain generator (weekly test), heat and hot water supply as needed (including boiler adjustments not required to be performed by a plumber).
  • Maintain list of emergency numbers: i.e., gas company, plumbers, electricians, glass and roof repair contractors and companies.
  • Remove recycling and compactor trash a minimum of once daily from each floor and transferred to refuse area.
  • Report the need of any necessary tools, supplies, and equipment to efficiently service and maintain the property and common elements. All work should be performed with equipment supplied by the Lodge. All equipment shall be operated and maintained on Lodge property in accordance with manufacturer’s recommendations.
  • Minor maintenance of common areas and appurtenant structures and fittings, limited to non-structural work to be performed in a manner and to an extent consistent with safety.
  • Painting of all common areas, as assigned from time-to-time.
  • Minor carpentry work including maintenance of doors, fences, locks and associated hardware assembly in working order.
  • Check and replace all batteries in battery-operated alarms and other security systems in common areas.
  • Respond to and check any building alarm or emergency lighting and report to appropriate police and/or fire authorities. Check all fire extinguishers to ensure they are current.
  • Emergency repair of pipes or drains to prevent water damage to property.
  • Perform general maintenance of laundry room, basement washroom, hallways and other common areas in the basement to maintain cleanliness including sweeping, mopping, and wiping front faces and tops of washers and dryers, daily cleaning of lint and detergent dispensers as needed and the sanitizing of all wash basin and toilets. Vacuum and dust all surfaces in the lobby and hallway common areas. Polish brass in each of the two building elevators no less than once per month.

Note: This list of responsibilities is subject to further modifications as the Association’s needs may change from time-to-time. Responsibility excludes all construction type work or work that would be outside of the normal responsibilities of an apartment superintendent. Superintendent will not proceed on any plumbing, heat or electrical repair that requires a licensed plumber or electrician under state, county or local ordinance or law. Any assignment that you feel might be hazardous, please contact our Property Manager for approval and further instruction.

Qualifications

  • A four-year high school diploma or its educational equivalent is preferred, plus five years of experience in the operation, repair and maintenance of large tenanted buildings. Technical certification is a plus.
  • Normal workplace awareness, ability to read, write and comprehend English with residents, tenants, vendors and contractors in person, on the telephone and in writing. Good interpersonal and communication skills, creative problem-solving skills, reliability, computer skills, ability to work with persons of all ethnic backgrounds and the understand the issues of older persons. Ability and desire to learn, a willingness to take direction and ability to use rapid judgment to respond to multiple job demands, changing priorities, and emergency situations.
  • Ability to see, hear, speak, touch, taste and smell, to inspect site, hear monitoring equipment, determine temperature and detect odors such as natural gas and smoke.
  • Daily physical effort is required including lifting and carrying weights up to [25] pounds, such as tools, cans of paint and various supplies and equipment. Frequent reaching at, above and below shoulder height to paint, retrieve supplies, change light bulbs, and perform maintenance task. Frequent standing squatting climbing and bending, and occasional kneeling, crouching, crawling and twisting, while performing carpentry, plumbing, painting and other maintenance tasks as well as grasping, handling and operating hand tools and mechanical and electrical equipment. Mobility through the facility and grounds to perform inspections, routine management and grounds work and to respond to emergencies.
