We are seeking a detail-oriented Inspector to join our operations team to help uphold our quality, safety, and hospitality standards.
Position Summary
As the Inspector, you will be a key quality-control role ensuring that our vacation rental properties are guest-ready, compliant, well-maintained, and meet the company's high standards. You'll perform inspections before guest check-in, after check-out, during turnovers, and at scheduled intervals. You will identify issues, document findings (including photo documentation), coordinate with housekeeping, maintenance, and property management teams, and follow up to resolution.
Because our homes are in high-turnover vacation use and located on Anna Maria Island / Bradenton, you must live locally (or within ~15-30 minutes) and have a reliable vehicle. Flexibility is required (weekends, holidays, early check-in/late check-out turnovers may arise).
Key Responsibilities
- Conduct thorough inspections of vacation rental homes on Anna Maria Island / Bradenton:
- Pre-arrival inspection: Verify the property is clean, staged, stocked (linens, supplies), appliances/fixtures/amenities are working, no visible damage or safety hazards.
- Post-departure inspection: Inspect for guest damage, missing items, excessive wear, cleanliness issues, required maintenance.
- Turnover inspection: After housekeeping or maintenance completion, ensure the property meets company & owner standards before releasing for next guest.
- Schedule and perform periodic deeper inspections (e.g., quarterly, seasonal) of systems (HVAC, pool/spa, plumbing, electrical), inventory, and guest-safety items (smoke alarms, fire extinguishers, egress pathways).
- Document inspection results clearly: create reports with photos, note issues, categorize by urgency (guest impact vs owner maintenance), and track until resolution.
- Collaborate with housekeeping, maintenance, property managers, and the owner-relations team: communicate issues promptly, escalate when needed, verify repairs or clean‐ups are completed.
- Maintain and update checklists and inspection protocols to reflect industry best practice and local regulatory requirements (including any coastal property considerations).
- Ensure properties are compliant with relevant local regulations (e.g., occupancy limits, safety signage, trash/parking rules) and company policies.
- Respond to urgent issues when they arise (guest complaints, emergent maintenance, property damage) and support resolution to minimize guest disruption.
- Maintain a local knowledge of vendor contacts, coordinate light maintenance assignments (e.g., changing filters, replacing bulbs, checking locks) when necessary.
- Report to the Ops Manager or Director of Property Services with inspection trends, recurring issues, and recommendations for improvement.
Required Qualifications
- Resident of Anna Maria Island / Bradenton area (able to respond locally).
- Valid driver's license, reliable vehicle, and willingness to travel to properties within the service area.
- High school diploma or equivalent. Additional training or experience in property management, hospitality, housekeeping inspection, or maintenance is a plus.
- Strong attention to detail and organizational skills; ability to spot damage, cleanliness issues, aesthetic inconsistencies, and safety hazards.
- Good communication skills (verbal and written), comfortable interacting with housekeeping staff, maintenance personnel, property managers, and homeowners.
- Proficient with smartphone/tablet, able to take and upload photos, use checklists and basic inspection/reporting software.
- Flexibility to work variable hours including weekends, check-in/check-out times, holidays, and respond to emergencies if needed.
- Ability to perform light physical tasks: walking through properties, climbing stairs, inspecting pool/spa areas, lifting/moving up to ~25–50 lbs occasionally (e.g., linen totes) as needed.
- A proactive, service-oriented attitude; able to act independently but escalate issues when required.
Preferred Qualifications
- Experience in vacation rental property inspection, hospitality turnover, or luxury property management. (See similar roles in vacation-rental context.)
- Familiarity with local Anna Maria / Bradenton short-term-rental regulations and coastal property concerns (salt-air wear, storm readiness, etc.).
- Basic understanding of home systems (HVAC, pool/spa, plumbing, electrical) and ability to identify when a specialist is required.
- Bilingual (English/Spanish) a plus.
Compensation & Schedule
- Compensation: Competitive hourly wage or salary commensurate with experience and local market (adjustable).
- Schedule: Full-time (generally ~40 hrs/week) with possibility of some early mornings, evenings, weekends, or emergency on-call as needed during peak season.
