About Sky Werk

Sky Werk is a South Florida design-build company bringing architecture, construction, and project leadership together under one accountable team. We specialize in high-end residential and commercial projects and believe exceptional projects should be matched by an exceptional client experience.

We are seeking a Senior Project Manager with an architectural background or education and demonstrated construction leadership to manage projects from early planning and design through construction and closeout.

The Opportunity

Your initial portfolio will include two projects:

  • 241 28th Street, Miami Beach: A complex multifamily redevelopment involving historic preservation, façade retention, consultant coordination, and municipal approvals.
  • Ponce Davis: A high-end residential project requiring careful design coordination, financial management, construction planning, and execution.

At Sky Werk, the PM is accountable for the complete project lifecycle. You will coordinate clients, our architectural team, consultants, superintendents, subcontractors, and vendors while maintaining control of scope, budget, schedule, quality, and communication.

Both projects represent important, established client relationships: 241 is our third major development with that client, and Ponce Davis is our second with its client. Their continued trust reflects the importance we place on communication, transparency, and execution. Protecting and strengthening these relationships is a central responsibility of this role.

Key Responsibilities

Project leadership

  • Lead two projects concurrently, establishing priorities according to each project’s phase, risks, and deadlines.
  • Maintain project execution plans, schedules, decision logs, and clear responsibilities.
  • Lead meetings that result in documented decisions, accountable owners, and timely follow-through.
  • Anticipate challenges, resolve coordination gaps, and escalate issues with practical recommendations.
  • Keep project records current, organized, and accessible in Buildertrend and shared company systems.

Client relationship

  • Serve as each client’s primary day-to-day project contact.
  • Provide consistent updates on progress, costs, schedule, risks, and upcoming decisions.
  • Explain design and construction tradeoffs clearly and obtain timely direction.
  • Communicate difficult news early, set realistic expectations, and follow through on commitments.
  • Document client approvals, scope changes, and decisions.
  • Build confidence through reliable execution and proactive communication.

Architecture, design coordination, and approvals

  • Work closely with Sky Werk’s architectural team to align design intent with budget, constructability, schedule, and client priorities.
  • Review and coordinate architectural, structural, and MEP documents, identifying conflicts and missing information.
  • Coordinate engineers, land-use counsel, preservation specialists, and other consultants.
  • Manage consultant deliverables, submission schedules, review comments, and responses.
  • Coordinate historic preservation, entitlement, zoning, and permitting efforts with the appropriate specialists.
  • Ensure approval conditions and preservation requirements carry through into construction documents and field execution.

Preconstruction and financial control

  • Lead scope development, bid solicitation, bid leveling, buyout, and subcontractor recommendations.
  • Identify scope gaps, exclusions, long-lead items, and procurement risks.
  • Maintain budgets, commitments, cost forecasts, and change-order tracking.
  • Coordinate monthly payment requests with accounting and the field team, verifying progress and supporting documentation.
  • Evaluate cost and schedule impacts and obtain required approvals before committing to changes.
  • Align procurement and payment schedules with project funding and construction needs.

Construction delivery

  • Lead construction execution in partnership with the superintendent, who directs daily field operations.
  • Maintain the overall schedule and coordinate trade sequencing, lookaheads, inspections, and material deliveries.
  • Drive timely resolution of RFIs, submittals, design clarifications, and field issues.
  • Hold subcontractors accountable for scope, quality, schedule, and contractual obligations.
  • Coordinate façade retention, structural interfaces, temporary works, and preservation activities with qualified specialists and the field team.
  • Support site safety accountability and address issues affecting safe execution.
  • Lead punch lists, commissioning coordination, closeout documentation, and client turnover.

Required Qualifications
  • Architectural education or relevant professional experience working in architecture, with strong ability to interpret and coordinate construction documents.
  • Demonstrated responsibility for construction delivery, including budgets, procurement, scheduling, subcontractor management, and closeout.
  • Experience managing multiple projects or significant concurrent project workstreams.
  • Strong understanding of construction methods, sequencing, constructability, and coordination between building systems.
  • Experience managing direct client relationships and communicating financial and schedule implications.
  • Ability to lead independently while collaborating closely with architectural leadership, company leadership, and field teams.
  • Proficiency with project management software, scheduling tools, and financial tracking systems.

Candidates must demonstrate direct construction management responsibility beyond architectural construction administration or periodic site observation.

Strongly Preferred
  • Miami Beach project experience, including municipal coordination and permitting.
  • Historic Preservation Board submissions and review experience.
  • Historic rehabilitation, adaptive reuse, and façade retention / façadism experience.
  • Both multifamily redevelopment and high-end custom residential experience.
  • Familiarity with Buildertrend, Revit, and Google Workspace.
