Job Summary
Position Summary The Maintenance Technician plays a key role in maintaining the physical integrity and curb appeal of Delta Landing, a mixed-use apartment and commercial community. This individual is responsible for ensuring all residential units, common areas, building systems, and commercial spaces remain in excellent condition through preventative maintenance, timely repairs, and consistent attention to detail. The Maintenance Technician supports the property management team by delivering exceptional customer service, fostering a safe living and working environment, and responding to the needs of both residents and commercial tenants.

Essential Duties and Responsibilities

Maintenance & Repairs

  • Perform routine, preventive, and emergency maintenance for residential and commercial units.
  • Troubleshoot and repair issues involving HVAC, plumbing, electrical, carpentry, appliances, and general building systems.
  • Complete apartment turns, including patching, painting, flooring repairs, fixture replacement, and appliance installation.
  • Maintain all amenity spaces in safe, working order.

Property Upkeep

  • Ensure common areas, hallways, lobbies, stairwells, and parking areas are well maintained.
  • Assist with groundskeeping duties, including landscaping, snow removal, lighting maintenance, and trash removal.
  • Conduct regular property inspections to identify potential hazards, deferred maintenance, and safety concerns.

Compliance & Safety

  • Adhere to all federal, state, and local building codes, health standards, and safety regulations.
  • Maintain proper use, storage, and documentation of hazardous materials (chemicals, refrigerants, etc.).
  • Follow lockout/tagout and other safety procedures when performing repairs.
  • Ensure fire, life, and safety systems remain operational (alarms, sprinklers, extinguishers, etc.).

Customer Service

  • Respond promptly and professionally to resident and tenant work orders.
  • Communicate effectively with residents, staff, and contractors regarding repairs and timelines.
  • Promote a positive community environment by demonstrating courtesy, respect, and professionalism.

Team Collaboration

  • Assist contractors and vendors as needed.
  • Maintain accurate records of completed work, inspections, and maintenance logs.
  • Participate in rotating on-call coverage for after-hours emergencies.

Qualifications

  • High school diploma or equivalent required; technical or trade certifications preferred.
  • Minimum 2 years of property maintenance experience, preferably in multifamily housing or mixed-use communities.
  • Knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
  • Ability to read and interpret technical manuals, blueprints, and safety documents.
  • Strong troubleshooting skills and the ability to work independently with minimal supervision.
  • Excellent time management and organizational skills.
  • Strong interpersonal and communication skills, with a customer-service mindset.
  • Valid driver’s license and reliable transportation required.

Physical Requirements

  • Must be able to lift up to 50 lbs. and perform physical activities such as bending, kneeling, climbing ladders, and standing for extended periods.
  • Must be able to work indoors and outdoors in varying weather conditions.
  • Must be available to respond to after-hours emergencies as needed.

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Expected hours: No less than 40 per week
