What are the responsibilities and job description for the Maintenance Director position at Skilled Rehab and Nursing?
POSITION PURPOSE:
Direct, supervise, coordinate, and perform the activities of the maintenance department to ensure the center is maintained in good repair and all systems are following applicable safety and fire regulations and federal, state, and local building codes to ensure a safe, comfortable environment.
ESSENTIAL FUNCTIONS OF POSITION:
• Direct and manage the effort to have attractive and well-maintained grounds.
• Schedule repair/maintenance of machines, tools and equipment to ensure efficient operations.
• Provide continuous supply of heat, steam, electric power, gas, or air required for operations by maintaining utility systems.
• Develop preventive maintenance programs; recommend measures to improve operations and condition of machines and equipment.
• Review new product plans; discuss equipment needs and modifications with design engineers; requisition tools, equipment and supplies required for operations.
• Prepare department budget and monitor and contain expenditures.
• Conduct job responsibilities in accordance with the facility policies and procedures, appropriate professional standards and applicable state/federal laws.
• Manage maintenance staff.
• Supervise safety and prevention programs and equipment a directed and participate in Safety Committee.
• Responsible for TELS.
• Participates in departmental budget planning and supplies monthly report to Administrator.
• Perform additional duties as assigned.
EDUCATION/REQUIREMENTS:
High school diploma or equivalent required. Associate degree from an appropriate technical/trade school and a minimum of 3 years of experience in building maintenance; or equivalent combination of education and experience. Knowledge of building codes, rules/regulations regarding the operation of equipment and HVAC, plumbing and electrical systems. Compliance with OSHA and other safety requirements. Should have the ability to communicate effectively with residents, their families and other facility staff. One year of supervisory experience is preferred.
