Director of Environmental Services (Nursing Home)

QUALIFICATIONS:

• High school graduate or equivalent.
• Must have one year experience in a maintenance/plant related position.
• Must have one year experience in supervisory role.
• Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems.
• Knowledge of building codes and safety regulations desirable.
• Must be able to clearly and effectively communicate verbally to resident needs.
• Must be able to communicate effectively, must be able to read, write, and understand English.
• Must possess sight/hearing senses with or without prosthetics use that will enable these senses to function adequately so that the requirements of this position can be fully met.
• Must possess the ability to lift, push, or pull in excess of thirty-five pounds (35), with or without the use of adaptive devices.

JOB SUMMARY:

Performs a wide variety of general maintenance duties to include maintenance and repair of basic electrical equipment, refrigerator units, air conditioning, plumbing, grounds, painting, etc, according to written and/or verbal instructions and standard maintenance procedure.

ENVIRONMENTAL/WORKING CONDITIONS:

• Limited exposure to blood, body tissues, and fluids, with occasional exposure to infectious waste, diseases, conditions and hazardous materials.
• Subject to falls, burns from equipment.
• May be subject to unpleasant odors and noises throughout the work day.
• Must be able to sit, stand, push, pull, lift, move, and bend as needed.
• May be subject to hostile and emotionally upset residents, family members, and visitors.
• Subject to stress of working around sick residents and their families including residents who may be confuse, irrational, highly agitated, combative or given to abrupt mood swings.
• May be required to work in cramped spaces or outdoors in adverse weather conditions.
• May be required to work various hours or come to the building on off shifts as needed.
• On call position and may receive calls at various times and days of the week.

RESPONSIBILITY IN AN EMERGENCY:

All employees are expected to respond to emergency situations involving the safety of residents, other employees and the physical plant. This includes the ability to respond to audio/visual fire alarm system and to assist with the possible evacuation of residents. Is part of the Fire Brigade.

ESSENTIAL JOB FUNCTIONS:

• Constructs, repairs, and maintains building equipment and grounds in accordance with maintenance orders, plan diagrams, manufacturer’s specifications, construction blueprints, etc.
• Effectively utilizes full scope of mechanic’s stools and equipment, including setup and operation as necessary.
• Performs a wide variety of general maintenance duties including simple maintenance, carpentry, painting, electrical, plumbing, etc., as required.
• Services and maintains the air conditioning system.
• Services and maintains equipment such as resident beds, resident chairs, etc.
• Performs plumbing activities such as cleaning and servicing drainage lines, runs pipes, installs water linens, sinks, and overhauls as required.
• Performs special work orders as required.
• Moves materials necessary in the performance of duties or as directed.
• Breaks down, troubleshoots, and rebuilds equipment on site or in maintenance area workshop as required.
• Performs snow removal, sanding of walkways, etc., as required.
• Checks resident unit clipboard for repair requests and documents and updates repair status.
• Drives Facility vehicle as required in a safe, professional manner.
• Ensures electrical equipment purchased or brought into facility is inspected and approved for use prior to operation.
• Checks emergency generator, cooling tower and boilers.
• Schedules environmental service workers to ensure needs of facility are met.

PROFESSIONAL DEVELOPMENT:

• Attends and participates in in-service educational classes and seminars.
• Participates and holds staff meetings as appropriate.
• Participates in the Facility’s quality improvement activities as required.
• Assists the Facility in identifying opportunities for quality improvement by sharing ideas/concerns with Director of Quality Assurance/Improvement Coordinator.

SAFETY/SANITATION:

• Follows all safety, security, sanitation and infection control (including universal precautions) and hazardous materials policies and procedures.
• Reports all equipment malfunctions as well as unsafe/hazardous conditions to supervisor and follows lock out, tag out procedures.
• Utilizes proper body mechanics when pushing, pulling, lifting, moving, or transporting residents, equipment or supplies.
• Maintains assigned work areas, resident care rooms, locker areas, etc., in a neat, clean, safe, and sanitary manner.

RESIDENT RIGHTS AND CONFIDENTIALITY:

• Maintains confidentiality of all resident information.
• Assures residents rights and privacy are protected at all times.
• Reports any violations or suspected deviations of resident right and confidentiality to Supervisor.

GENERAL FACILITY POLICY:

• 
  Interacts with residents, family members, visitors, and all facility staff in a courteous, cooperative, and professional manner.
• Is neat, well groomed and dressed in accordance with facility’s established dress code.
• Facility identification badge/name tag is worn per facility policy.
• Attendance is dependable.
• Is punctual and adheres to work schedule.
• Must not use cell phone while on duty, in Resident areas; all phones must be turned off.
