Position Summary
We are seeking a skilled and detail-oriented Mechanical Commissioning Agent to join our team. In this role, you will be responsible for verifying that HVAC and mechanical building systems are installed, tested, and operating in accordance with design intent and project specifications. You will work closely with project engineers, contractors, and facility owners to deliver high-quality commissioning services across commercial, institutional, and mixed-use building projects.
Key Responsibilities
- Develop, review, and execute commissioning plans, pre-functional checklists, and functional performance tests for HVAC and mechanical systems.
- Conduct site inspections to verify proper installation of mechanical equipment including air handling units, chillers, boilers, cooling towers, pumps, and VAV systems.
- Perform and document pre-functional and functional testing of HVAC controls, BAS/BMS sequences of operation, and energy management systems.
- Coordinate with general contractors, MEP subcontractors, and controls vendors to resolve deficiencies and ensure timely system startup.
- Review and interpret mechanical drawings, equipment submittals, and specifications to verify compliance with design intent.
- Prepare detailed commissioning reports, issues logs, and final commissioning documentation packages for owner turnover.
- Witness and verify TAB (Testing, Adjusting, and Balancing) activities and review TAB reports for accuracy and completeness.
- Support owner training sessions for facility operations and maintenance staff.
- Maintain a thorough understanding of applicable codes, standards, and guidelines (ASHRAE, SMACNA, NEBB, ACG).
- Travel to project sites as required; manage multiple simultaneous projects with minimal supervision.
Required Qualifications
- 3–7 years of experience in mechanical commissioning, HVAC engineering, or a related field in building systems.
- Strong working knowledge of HVAC systems: air-side, water-side, refrigeration, and associated controls.
- Proficiency reading mechanical, controls, and electrical drawings and equipment submittals.
- Hands-on experience performing functional performance testing and documenting results.
- Familiarity with BAS/BMS platforms (e.g., Trane Tracer, Johnson Controls Metasys, Siemens Desigo, Schneider EcoStruxure, or similar).
- Understanding of TAB processes and the ability to review TAB reports critically.
- Strong written and verbal communication skills; ability to produce clear, professional reports.
- Proficiency with Microsoft Office Suite (Word, Excel, Outlook).
- Valid driver’s license and ability to travel to project sites.
Preferred Qualifications
- Bachelor’s degree in Mechanical Engineering, Mechanical Engineering Technology, or related field.
- AABC Commissioning Group (CxA) certification, ASHRAE Building Commissioning Professional (BCxP) certification, Building Commissioning Association (BCxA) certification, or equivalent certification.
- Experience with LEED commissioning requirements.
- Knowledge of energy codes such as ASHRAE 90.1.
- Proficiency with commissioning software platforms (e.g., Facility Grid, Cx Alloy, or similar).
Work Environment & Physical Requirements
- Work performed both in office settings and on active construction sites.
- Must be able to climb ladders, work in mechanical rooms, and access rooftop equipment.
- PPE required on job sites (hard hat, safety vest, steel-toed boots, safety glasses).
- Occasional extended hours during system startup and testing phases.
