As a Maintenance Technician 3, you will join us in keeping a best-in-class senior living campus running smoothly. In this advanced role, you’ll perform diagnostics and repair across HVAC, electrical, plumbing, and life-safety systems, drive preventive maintenance, and help drive fast, high-quality work-order completion. This role models hospitality by partnering with departments and supporting residents with care and respect. You’ll also mentor junior technicians and uphold safety, compliance, and documentation standards.

 What You’ll Do:

As a Maintenance Tech 3, you are responsible for diagnostics and repair across HVAC, electrical, plumbing, and life-safety systems. Driving preventive maintenance and fast, high-quality work-order completion.

Essential Job Duties: 

1. Painting - Install, finish, repair, paint, remove, and dispose of drywall or other material.
2. Electrical - Test receptacles, change light bulbs, change light switches/outlets, switch out cables, fish lines, and change ballasts.
3. Plumbing - Plunge toilets, lift and replace toilets, unclog sinks, clear disposals, change out faucets, change shower valves, and snake main lines. Must have experience in removing and installing shower doors.
4. HVAC– clean coils, change filters, reset thermostats, diagnose a/c issues, change thermostats, reset RTUs. Basic Knowledge of BMS system and back net controller
5. Health Center beds – reset beds, change air mattresses, diagnose remote control issues, and change out full beds.
6. TV – fix remote control issues, reset TVs, hang TVs on walls.
7. Appliances – work controls and change out appliances (stoves, refrigerator, microwaves, washer/dryer, dishwasher, etc.), find possible fault problems, change micro boards, diagnose ice maker issues, and clean vents.
8. Vehicle maintenance – Operate maintenance equipment, not limited to hand or power tools, company vehicles.

What We’re Looking For:

PHYSICAL REQUIREMENTS/WORKING CONDITIONS:

Moderate to heavy physical effort; may be exposed to the elements (heat, cold, rain); work in area with high voltage electricity, hazardous equipment and moving parts; work on roof top and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; must be able to lift 50 pounds; must be able to walk, stand and stoop for an extended period of time (over 80% of the time); exposure to a variety of chemicals and dust daily; may be exposed to the HBV and HIV viruses.
