Simplestate Property Management is seeking a reliable, career-minded Property Manager to oversee a 60-unit property in Grand Island, Nebraska.

This role is ideal for a self-directed professional who can take full ownership of a smaller property, maintain strong occupancy, and ensure smooth day-to-day operations with minimal oversight.

We are looking for someone dependable, organized, and proactive who can be consistently present at the property and provide excellent service to residents while protecting the asset’s performance.

Skills:

• Strong organization and attention to detail
• Excellent communication and resident relations skills
• Ability to manage time effectively and work independently
• Knowledge of leasing, rent collections, and property operations
• Familiarity with local, state, and federal housing regulations
• Proficiency in property management software (AppFolio preferred), Excel, and Google Workspace
• Dependable and consistent attendance
• Problem-solving mindset with a proactive approach

Responsibilities:

• Oversee all day-to-day operations of a 60-unit property in Grand Island
• Manage leasing activity including showings, applications, and move-ins
• Maintain occupancy and minimize vacancy loss
• Handle rent collections, notices, and delinquency follow-up
• Serve as the primary point of contact for residents
• Coordinate maintenance requests and ensure timely completion
• Conduct regular property inspections and ensure cleanliness/standards are met
• Manage vendor relationships as needed
• Ensure compliance with all housing laws and company policies
• Maintain accurate records and reporting in AppFolio
• Address resident concerns and resolve issues professionally
