The Opportunity

As our Painter, you’ll be on the front lines of a growing service line that’s gaining real momentum with multifamily property managers across DFW. You’ll work independently and alongside our team delivering interior and exterior painting and drywall repair services at apartment communities—and you’ll be rewarded based on what you produce. Your Mission

You’ll deliver professional interior and exterior painting and drywall repair services that set the standard for quality and care at multifamily apartment properties. You’ll represent Simple Services on every job—working efficiently, communicating clearly, and making property managers’ lives easier by handling painting and repair needs from start to finish with zero drama.

Essential Duties and Responsibilities

Technical Excellence

  • Interior & Exterior Mastery: Perform high-quality interior and exterior painting including walls, ceilings, trim, doors, common areas, building exteriors, breezeways, and stairwells at multifamily properties.
  • Surface Preparation: Properly prepare surfaces through cleaning, sanding, patching, caulking, and priming to ensure paint adhesion and a flawless finish.
  • Drywall & Sheetrock Repair: Perform professional repairs to walls and ceilings including tape, bed, and texture work—from small nail holes and scuffs to larger damage requiring patching or sheetrock replacement. Blend repaired areas seamlessly so the finished surface is indistinguishable from the original.
  • Expert Assessment: Evaluate surfaces prior to painting to identify condition issues, recommend the correct products, and flag any repair needs before work begins.
  • Color & Product Knowledge: Select appropriate paints, primers, and coatings based on surface type, environment, and property manager specifications.
  • Equipment Mastery: Operate and maintain brushes, rollers, sprayers, ladders, scaffolding, and other painting equipment safely and efficiently.

  • Service Line Growth: Collaborate with leadership to refine processes, build service packages, and identify opportunities to expand painting services across our property management customer base.

  • Continuous Learning: Stay current with new painting techniques, products, and best practices through ongoing training and professional development.

Required Qualifications

Education & Experience

  • High school diploma or equivalent
  • Minimum 2 years of professional painting experience, including interior and exterior work on residential, commercial, or multifamily properties
  • A self-starter who takes pride in the finished product and doesn’t need to be micromanaged to do excellent work

Certifications & Technical Skills

  • Strong knowledge of surface preparation, paint application methods, and product selection for varied surfaces and environments
  • Proficient in drywall and sheetrock repairs: taping, bedding, texture matching, and finishing walls and ceilings to a paint-ready surface
  • Experience with brush, roller, and spray application techniques
  • Familiarity with field management software (ServiceTitan experience a plus)
  • OSHA 10 or equivalent safety certification a plus

  • Exceptional eye for detail and commitment to a clean, professional finish
  • Outstanding communication and interpersonal skills—property managers and residents will interact with you directly
  • Strong time management skills and the ability to work independently across multiple job sites
  • Strong work ethic and accountability—you take ownership of the outcome, not just the task
  • Valid driver's license with a clean driving record

Physical Requirements

  • Ability to lift, carry, and manipulate equipment and materials up to 75 pounds
  • Capability to stand, climb ladders, and work at heights for extended periods
  • Comfort working in varying environmental conditions including heat, humidity, and exposure to paint fumes
  • Willingness to wear required personal protective equipment (PPE)
