Our goal is to own and manage a large portfolio of senior housing units with an average deal size of 150 units per community in major metropolitan markets throughout the US.

ESSENTIAL JOB DUTIES
We are seeking an individual with a positive attitude, strong work ethic, and good interpersonal skills for this Project Estimator role. The position will report to the Director of Project Estimating and be based in our East Memphis office. The qualified candidate will work closely with Senior Management daily to ensure the following responsibilities are met:
- Lead the pre-construction process for capital improvement projects across a large portfolio of senior housing communities, from initial site evaluation through contract execution.
- Develop detailed scopes of work for a wide variety of interior and exterior rehabilitation projects, working closely with regional management and ownership.
- Manage a competitive bidding process, including identifying and vetting qualified contractors, issuing invitations to bid, and evaluating proposals against project budgets.
- Negotiate contractor proposals and coordinate pricing for Owner-furnished materials to ensure projects are delivered within budget.
- Perform contractor due diligence, including reference checks and required vendor onboarding, to ensure all awarded contractors meet company standards.
- Present project recommendations to senior leadership for approval and coordinate the execution of AIA contracts with awarded contractors.
- Facilitate project kick-off meetings with contractors and on-site property staff to ensure a smooth transition from pre-construction to active construction.
- Maintain organized and thorough project documentation throughout the pre-construction process to support clear communication across all stakeholders.
- Manage multiple active projects simultaneously across a large, geographically diverse portfolio, prioritizing effectively to meet deadlines and keep projects on track.
- Build and maintain strong relationships with contractors and manufacturer representatives across the country to support high-quality project outcomes.
JOB SPECIFICATIONS
- Bachelor's degree, at minimum
- 3 years of construction industry experience
- Proficient knowledge of Excel and MS Office
- Be organized, dependable, accurate, hands-on and have an attention to detail to ensure 100% accuracy
- Have the ability to multi-task and meet deadlines
- Be able to effectively communicate with Management and other company employees
- Familiarity with AIA contract documents and the contract execution process
- Prior experience in commercial, multifamily, or senior housing construction or renovation is strongly preferred
