Responsibilities
Identify, source, and pursue high-value real estate development and commercial construction opportunities that align with the company’s growth strategy, capabilities, and financial objectives.
Leverage and continually expand an established network of industry relationships including property owners, developers, brokers, tenants, healthcare groups, architects, engineers, lenders, investors, municipalities, and other key decision-makers.
Create opportunities before they reach the open market or competitive bidding process, positioning the company as the preferred developer, general contractor, construction manager, or strategic partner.
Build and maintain a robust pipeline of qualified opportunities, taking ownership from initial introduction and qualification through pursuit, negotiation, preconstruction, and successful transition to the project team.
Identify and evaluate land, acquisition, redevelopment, build-to-suit, and tenant-driven development opportunities, considering market demand, site feasibility, entitlements, construction requirements, economics, risk, and long-term value.
Cultivate prospective tenants, users, investors, and strategic partners capable of anchoring projects, creating development opportunities, and generating repeat and referral business.
Lead senior-level business development efforts, including client meetings, project pursuits, presentations, relationship management, deal positioning, and negotiations with owners and other key stakeholders.
Collaborate closely with executive leadership, development, estimating, preconstruction, operations, finance, and legal teams to evaluate opportunities, develop pursuit strategies, structure transactions, and convert opportunities into executed projects.
Serve as a senior ambassador for the company within the real estate and construction community, strengthening market presence, identifying emerging opportunities and trends, and establishing long-term relationships with influential industry partners.
Drive measurable company growth through high-quality, relationship-driven opportunities, with an emphasis on negotiated work, repeat clients, strategic developments, construction revenue, development value, and long-term profitability.
Qualifications
Extensive Industry Experience: 10 years of progressively responsible experience in commercial real estate development, construction, business development, brokerage, or a closely related field, with a strong understanding of how projects move from initial opportunity through development and construction.
Proven Business Development Track Record: Demonstrated success identifying, originating, pursuing, and securing significant development and/or commercial construction opportunities, particularly negotiated and relationship-driven projects.
Established Industry Network: A strong and active network of relationships with property owners, developers, brokers, tenants, investors, lenders, architects, engineers, municipalities, healthcare organizations, and other key industry decision-makers and referral sources.
Strong Development & Deal Acumen: Ability to quickly evaluate the viability and strategic value of opportunities, with working knowledge of site selection, acquisitions, zoning and entitlements, development economics, financing, preconstruction, construction costs, deal structures, and project risk.
Executive-Level Relationship & Leadership Skills: Exceptional ability to establish credibility, develop long-term relationships, negotiate effectively, communicate with sophisticated clients and partners, and independently represent the company at the highest professional level.
