This vacancy is for a GS-1170-12, Realty Specialist located in the Department of Homeland Security, U.S. Coast Guard, SILC BOD ADMINISTRATION BRANCH in NORFOLK, Virginia.

Qualifications:

To qualify at the GS-12 grade level, your resume must demonstrate at least one (1) full year of specialized experience equivalent to at least the GS-11 grade level in the federal sector. Specialized experience is experience that has equipped you with the ability, skill, and knowledge to successfully perform the duties of this position and is typically in or related to this line of work. Examples of specialized experience include performing the following types of tasks on a regular basis.

  • Performing administration of real property leases, including renewals, amendments, enforcement of lease terms, and coordination with tenants or lessors.
  • Conducting cradle-to-grave acquisition of real property interests (e.g., leases, easements, land, rights-of-way), including market surveys, site evaluations, and preparation of acquisition documentation.
  • Experience negotiating complex real estate transactions with private property owners, federal/state/local agencies, or other stakeholders to achieve fair market value and protect government interests.
  • Experience preparing or reviewing market studies, fair market value determinations, cost analyses, or appraisal-related documentation for real estate transactions.

Responsibilities:

You will serve as a Realty Specialist and be responsible for providing property support for several different geographic areas in support of the US Coast Guard property asset management program.

Being a Coast Guard civilian makes you a valuable member of the Coast Guard team. Typical work assignments include:

  • Manage and administer complex real property leases, including negotiations, renewals, amendments, and enforcement of lease provisions.
  • Analyze real estate markets and prepare fair market value determinations, cost analyses, and supporting documentation.
  • Ensure compliance with DHS, Coast Guard, and federal real property laws, policies, and environmental requirements.
  • Serve as agency liaison and subject matter expert for real property matters, including briefings, Congressional inquiries, and interagency coordination.
