Position Summary:
The Custodian II position is a second shift position responsible for the long and short term cleaning and light maintenance of Siena school buildings and grounds to ensure a safe, clean and physically attractive learning and working environment. Although the primary work location is St Catherine’s High School, there are times when assistance is needed at other Siena school locations as requested by the supervisory chain. Performs all custodial tasks in classrooms, hallways, lobbies, washrooms, offices, cafeterias, gyms, entrances and other areas. Performs a broad level of maintenance work as necessary. Handles all work duties in a safe and timely manner and enforces all health and safety codes and requirements. While this position reports directly to the Maintenance Supervisor there is partnership with the school Principal(s) who may have input on daily tasks, time off requests and performance reviews. Handles supervisory responsibility for two other night shift employees.
Essential Duties & Responsibilities
The Custodian II is responsible for the Custodian I duties listed below, as well as additional Custodian II duties listed separately:
Custodian I job duties:
Safely performs all custodial tasks in classrooms, hallways, lobbies, washrooms, offices, cafeterias, gyms, entrances and other areas according to a regular schedule and with minimum supervision. Activities include mopping, dusting, vacuuming, washing, sweeping, sanitizing, snow removal, and others. This may require working outside of normal school hours, including occasional weekends
Complete daily work task checklist and provide it to the Maintenance Supervisor daily. Annotate any items not completed and any outstanding items for action
Supervises and directs the work tasks for the assigned shift to other employees. Ensures compliance with Employee handbook and policies. Approves time off requests of night shift custodians and coordinates shift coverage to ensure completion of assigned tasks. Monitors work to ensure equitable task distribution to assigned employees
Provides annual evaluations and performs feedback on employees to reward outstanding behavior, discuss strategies for improvement, provide appropriate training/direction and correct any deficiencies
Participates in all phases of the summer cleaning program to include stripping and waxing floors, painting, window washing, deep cleaning, etc. This could include work at other school sites as assigned.
Direct the Movement of furniture or equipment within assigned building, as required, for various activities and as directed by the principal or supervisory chain
Assists in the preparation for school activities and events including set-up and take down, and the collecting and disposing of all trash in and around the interior of the school and surrounding property/playground areas. This may require working outside of normal school hours, including occasional weekends
Shovels ice and snow during the winter season and performs general grounds care
Operates and maintains floor cleaning equipment and/or associated tools necessary for cleaning
Checks for and reports all needs for maintenance, electrical, plumbing, structural or other problems to the Maintenance Supervisor or Chief Operations Officer. Brings immediate attention to anything which may be a health and/or safety concern to the school Principal and supervisor.
Regularly monitors the Siena maintenance database for maintenance and cleaning requests. Evaluates all requests within 24 hrs to determine urgency and extent of work requested.
Performs minor maintenance with minimal supervision. Performs basic preventative maintenance of school equipment (floor scrubbers, unit ventilators, compressors, boilers, etc.) as directed by work checklists and Siena Maintenance Supervisor. Reports maintenance tasks requiring higher skill levels to Siena Maintenance Supervisor or Director of Operations
Coordinates the procurement of cleaning supplies with the supervisor. Maintains neat and orderly custodial/maintenance work areas
Secure the building daily – doors inside and outside. If applicable, activate/deactivate security alarms without supervision
Communicates regularly and in a professional manner with the Maintenance Supervisor and Chief Operations Officer on projects, special events, supplies/equipment needed and any other support required to perform responsibilities
Occasionally on call for emergencies outside of regular work hours. If receiving a phone stipend, will answer and respond to messages in a timely manner
Escorts custodial and maintenance contractors as necessary to perform work inside and outside of school grounds
Represents Siena in a positive manner by interacting professionally, effectively and appropriately with members of administration, teachers, students, their families, outside contractors and others with whom this position interacts
Performs various custodial/maintenance duties at other Siena locations as necessary for long or short-term durations to meet the requirements of Siena Catholic Schools of Racine
In addition to the job duties above, Custodian II will also be responsible for the following Custodian II Duties:
Check daily to ensure that all exterior doors open and all panic bolts are working properly during the hours of building occupancy. Troubleshoot and resolve any issues. Notify the Maintenance Supervisor if unable to resolve.
Keep all floors in a clean and attractive condition through regular sweeping, mopping, scrubbing, and waxing according to work checklists and building schedule
Perform such grounds keeping chores as grass cutting, tree trimming, snow/ice removal on steps, sidewalks, driveways, and areas of playgrounds, and the like, as necessary, to maintain the school grounds in a safe and attractive condition
Make minor repairs using basic hand tools such as screwdrivers, pliers, drill, etc.
Maintain inventory of supplies, equipment, and materials on hand such as paint, fuel, oil, hardware, etc.
Responds to requests for assistance from principal, teachers and others. Actively assists with building lockdown and emergency procedures as directed
Monitors condition of building, equipment, grounds and playground equipment, tools and cleaning equipment, schedules and/or performs security and maintenance inspections.
Performs preventive maintenance, repairs and reports need for repairs to custodial supervisor or submits a work order
Monitors HVAC equipment operating condition. Checks boiler rooms and equipment rooms.
Receives, unloads and distributes equipment, supplies and materials
Secures building, locks and unlocks doors. Answers alarms
Helps with student drop off and release, sets up and tear down cones or equipment, ensures safe walkways
Qualifications
High school diploma or equivalent training and/or experience
A minimum of 5 years of building services/maintenance experience in a similar environment or equivalent experience in a similar role
Facilities Operator Third Class License required
Knowledge, Skills and Abilities
Knowledge of principles, methods, and techniques pertaining to the cleaning of a school and school grounds
Maintain a current and valid driver’s license with insurance to use official Siena vehicles and conduct official business
Knowledge of equipment, materials and supplies commonly utilized in cleaning
Must have successfully performed duties as a Custodian/Building Head I for a period of 5 years or equivalent experience
Exhibits safe and sanitary work methods and procedures
Boiler’s license preferred
Must be able to organize multiple priorities and prioritize their own time
Must have superior custodial skills and attention to detail
Must be able to operate hand tools, buffers & scrubbers, and power equipment and to meet the physical demands as described below
Must have good communication and interpersonal skills and demonstrated ability to conduct him/herself in a manner which is consistent with and supportive of Siena’s mission as well as its desire to maintain a healthy, safe, positive work environment for everyone
Must be able to work occasional evenings and weekends, as needed
Must be comfortable with computers, email and other applications for sending and receiving communications
Must be able to complete “Safeguarding All God’s Children” training within 90 days
Work Environment/Physical Demands
Able to lift, use and/or carry tools, equipment, furniture, supplies or materials up to 50 lbs, possibly including up/down steps
Able to maneuver furniture, appliances, tools or other equipment up to a distance of several hundred feet with or without the use of assistive tools (such as dollies)
Able to stand, walk (sometimes on uneven surfaces), crouch, bend, kneel, and go up/down stairs and ladders
Able to reach vertically and horizontally
Able to perform snow removal, manually or with the help of motorized equipment
May be exposed to extreme heat, cold, noise, vibration, dust, chemicals
