Job Summary
Regional Real Estate and Property Management Firm has immediate opening for a On-Site Property Manager in the Hinesville, GA area. This is a CONTRACT (1099) posiition. The successful candidate will be responsible and accountable for on-site operations and performance for one or more specific multi-family affordable home communities. The right candidate must be a proven leader with industry expertise, a positive can-do attitude, initiative and self starter, excellent analytical, communication and conflict resolution skills. The successful candidate will be an energetic professional who does not mind wearing multiple hats.
Duties
- Manage daily operations and all phases of property management for local multi-family properties.
- Ensured optimum operational and financial performance, leasing, collections, resident services/retention, maintenance, administration, and safety/legal compliance
- Daily tenant communication to collect delinquent payments
- Daily report review
- Daily interaction with Accounting staff to ensure bills are posted/paid, credit card payments, new account set-up, tenant credits, etc.
- Interview, hire and supervise staff; delegate responsibilities, evaluate performance and mediate conflicts
- Research market conditions affecting property's current and future operating strategies; executed strategic changes
- Approve and/or decline rental/lease applications
- Answer calls regarding leasing of units and resident escalations; show, lease and sell units
- Oversee that paperwork associated with each unit are completed, including deposit agreements, credit reports, reference checks, rentals, move-in/out activity, inspections, as well as documenting any rental violations
- Manage and oversee upkeep of each property, including preventive maintenance, tenant evictions, custodial, security, alterations as well as rehabilitation's
- Interview and hire contractors, including plumbers and electricians; oversaw physical aspects of properties, ensuring electrical, plumbing and that HVAC systems were in top operational condition
- Ensure communities & facilities are up to code in accordance with building service standards and County/State Code. This includes constant review of County/State statues
- Coordinate service requests; improve techniques along with bettering maintenance services and tenant relations
- Oversee inspections of unit exteriors, offices, parking areas, equipment and property perimeters
- Ongoing education in all aspects of property management, allowing for delivery of highest levels of customer service to tenants, customers, and owners
- General administrative tasks as needed
Requirements
- 2 years of experience as a Property Manager
- Strong computer skills and ability to learn and master web-based applications. Successful candidate will be able to demonstrate mastery in the suite of Microsoft Office Products.

Pay: $17.00 - $20.00 per hour
Expected hours: No more than 40.0 per week
