The schedule for this role will be Monday - Friday from 8 am - 4:30 pm.

Essential Functions
- Performs resident file inspections to ensure all documentation and filing requirements are met and that the documentation is complete and correct.
- Monitors compliance with applicable state, federal and local laws as they relate to housing program/policy.
- Ensures compliance with the site's compliance programs.
- Ensures timely compliance completion with Tax Credit, Section 8/Section 42 recertification timelines.
- Assists Property Manager with legal proceedings involving compliance regulations/terminations.
- Maintains resident files in accordance with the applicable housing program regulations and Sherman Associates policies.
- Stays abreast of all compliance issues and updates.
- Ensure compliance requirements are being met with the sites affordable programs.
- Responsible for inspecting certification packets for completeness.
- Assists in training staff in use of computerized compliance administration, if applicable.
- Interviews residents and completes annual recertification.
- Filing MI/IR/AR/IC certifications into residents' files.
- Navigates and problem solve throughout the Real Page software on a consistent basis.
- Demonstrates regular and consistent attendance.

Education & Experience
- High school diploma or equivalency; associate degree in business or a related field preferred.
- 2-5 years of experience in tax credit, affordable housing program compliance.
- 2-3 years of prior experience working in property management strongly preferred.
- Proficiency in Microsoft Word, Excel, PowerPoint, and Outlook.
- Experience with RealPage or other related property management software (Yardi, Lead2Lease, OneSite Accounting, etc.) strongly preferred.
- COS, COM, HCCM designation strongly preferred.
- Experience with diverse communities, including tenants limited English proficiency.
- Type 55 wpm with minimal errors.

- Detail-oriented, with strong organizational, problem-solving and administrative skills.
- Ability to exercise judgment and suggest creative approaches to new issues.
- Possesses initiative and thrives in a fast-paced work environment.

- As applicable, must possess a valid driver's license, reliable vehicle with insurance and safe DMV driving record.

- This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
- Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment, quiet to moderate noise level.
- Must be able to stand at a desk for up to 8-hours per day. Walking and standing are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task.
- Must have the ability to move around freely throughout the property and office, and necessity varies from day to day.
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening, and hearing ability and visual acuity.
